Position Description:
The Facilities Maintenance Manger will be responsible for all facilities, lodges, and buildings located within Powder Mountain Resort. This will be considered a working manager position. They will provide direction, establish priorities, assign tasks, and coordinate work projects for the Facilities Maintenance Team. They will use critical thinking skills to evaluate daily situations and react as needed.

- Implement, maintain, and facilitate a preventative maintenance program.
- Maintain spare parts inventory and be aware of equipment that requires repairs as well as associated supplies that may be required.
- Complete daily, weekly, and monthly building inspections.
- Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol.
- Actively involved in department budget and capital projects planning.
- Facilitates and assists in the development and education of all maintenance staff. Instills a "safety first" attitude not only with maintenance technicians but with all staff members.
- Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
- Experienced in operating a variety of equipment, including power tools, voltmeters, grinders, ladders, saws, snow blowers, lawn mowers and hand tools.
- Creates staff schedules and work order priorities.
- Responsible for yearly performance evaluations and disciplinary actions if needed.
- Make an estimate of cost of labor and items needed for work orders; acquire competitive prices for supplies and equipment. Submit and approve Purchase Requisitions related to Maintenance Department.

- Ability to coordinate & work with multiple departments.
- Manage multiple tasks simultaneously, establish priorities, meet deadlines, and solve problems.
- Must be able to handle confidential matters with absolute discretion.
- Proactive solution-based approach which includes strong decision making and judgment.
- Excellent presentation skills, attention to detail, and clear communication.
Job Requirement and Qualifications:
- Position requires at least 5 years of experience in property or facilities maintenance or equivalent field.
- Ability to prioritize tasks and follow specified procedures.
- Excellent written and oral communication skills.
- Computer skills (including MS Word, Excel, and One Drive) with ability to quickly learn new programs as needed.
- Must have reliable transportation and valid driver’s license.
- Must be able to be insured through the company in order to be eligible to drive company vehicles.
- Use of personal phone for calls, photos, checking email and documents. Team Member will be eligible for reimbursement according to the company cell phone stipend agreement.
- Maintenance skills and experience in plumbing, HVAC, electrical, construction, or property maintenance.
- High school diploma/GED required.
- Must have proper work attire for all weather conditions.
- Flexible Schedule: weekends, holidays, or on-call work schedule as required.
Physical Requirements:
- Full range of body movements
- Reach, push, pull, lift, and carry objects that may be heavy (50 lbs)
- Prolonged periods of standing, sitting, bending, and twisting
- Walk on even/uneven/slippery terrain.
- Climb/descend stairs and ladders.
- Manual dexterity to operate vehicles safely on a consistent basis.
- Frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movements.
Work Environment: Will be required to work in both an indoor and outdoor environment: OUTSIDE: Work is performed outside consisting of extreme temperatures, loud sounds/noises that are distracting, sun and wind exposure, inclement weather (rain, snow, ice), high altitudes (9,000 ft ). Sometimes must drive in very bright sunlight or when it is dark outside. INSIDE: Work is primarily performed in an indoor environment; exposure to noise, dust, mechanical and electrical hazards, and cleaning chemicals. Occasionally exposed to outdoor climate in which team member will be exposed to a variety of temperatures/weather.
