The Regional Maintenance Director will oversee capital improvements, general maintenance operations, maintenance associate training, and ensures compliance with all applicable regulatory agencies and federal, state, and local laws.
The Regional Maintenance Director is required to travel to different communities in their region (or other) to oversee maintenance and construction projects. They typically work a regular 40-hour week, but their schedule may vary depending on the needs of the community in their region. They may have to work evenings or weekends to oversee projects that cannot be completed during regular community hours. The Regional Maintenance Director must be able to handle a high level of stress, as they are responsible for ensuring that all projects are completed on time and within budget.
This position will oversee our communities in Florida and Georgia.

A Regional Maintenance Director has a wide range of responsibilities, which can include:
· Leadership skills: A Regional Maintenance Director oversees the work of several maintenance teams and may also supervise other Directors. This position requires strong leadership skills, as you may be responsible for the training and development of your team members and other Directors. You may also be responsible for delegating tasks and overseeing the work of other Directors.
· Problem-solving skills: Regional Maintenance Directors are responsible for overseeing the maintenance of a company’s assets and ensuring they continue to function properly. This role requires the ability to identify and solve problems that may arise. For example, if a piece of equipment breaks down, a regional maintenance director may be responsible for finding the cause of the malfunction and finding a solution to fix it.
· Project management: As a Regional Maintenance Director, you may be responsible for overseeing the maintenance of an entire facility or community. This may include managing multiple teams of technicians and engineers. Project management skills can help you to organize and delegate tasks, track progress, and ensure that deadlines are met.
- Review resumes interview prospective maintenance directors and make hiring recommendations for filling open positions at communities
- Consult with the Corporate Maintenance, Regional directors, and Community directors on performance reviews for Maintenance directors
- Monitor job performance of all Maintenance directors
- Supervise job performance of Maintenance directors
- Participate in training maintenance staff members in A Policies and Procedures as it relates to maintenance related duties and customer service
- Participate in training programs for Maintenance Teams
- Identify company standards of upkeep, maintenance quality or skill levels that need to be improved
- Develop/improve personal maintenance skill levels to benefit the communities
- Recommend additional training for maintenance service associates to benefit the communities
- Monitor the quality and quantity of the production of market ready apartments at each assigned community
- Monitor the upkeep, cleanliness, and curb appeal of each assigned community to ensure Sodalis standards are maintained daily
- Ensure that all smoke detectors are inspected semi-annually, and deficiencies corrected
- Ensure that all AC filters are replaced monthly
- Monitor the timeliness, quantity and quality of maintenance service requests and their successful completion at assigned communities
- Ensure that each community in the portfolio conducts at least two inspections of all apartment interiors each calendar year
- Supervise all capital improvement contracts and major projects at communities in the portfolio
- Monitor the cost and quality of landscape maintenance at each assigned community
- Bid contracts for maintenance services, such as landscaping, pest control service
- Re-bid all vendor services annually
- Monitor the ongoing delivery of goods and services by vendors approved by Sodalis
- Communicate with and monitor vendors whose delivery of goods and services are not in conformance with their committed standards
- Enforce safety regulations according to OSHA standards
- Ensure consistent use of safety equipment by maintenance personnel, at assigned communities
- Ensure strict compliance with Sodalis key control policy
- Reviewing safety procedures to ensure that all employees are following them and taking appropriate action when violations occur
- Reviewing employee performance and providing feedback on employee progress towards promotion or termination
- Performing maintenance work on facility equipment as needed, including boilers and air conditioning systems
- Coordinating with vendors to schedule repairs or replacement parts
- Meeting with clients to discuss maintenance needs
- Analyzing data to identify trends in equipment breakdowns and other problems
- Establishing budgets for maintenance projects based on company standards
- Managing a team of maintenance employees to ensure that facilities are kept in good condition
- Developing plans to increase efficiency in equipment usage or reduce costs associated with equipment maintenance
- Attend meetings at communities or the Home Office
- Coordinate maintenance functions for community renovations or new management accounts
- Assist in the performance of due diligence for prospective acquisitions required inspections to remain in compliance

Qualifications:
- Minimum of 5-10 years of experience as a maintenance director or maintenance supervisor with a demonstrated history of growth, increasing responsibility and promotion(s)
- Minimum of 3-5 years of experience managing multiple locations.
