What are the responsibilities and job description for the Real Estate General Manager position at South Fork Property Managment?
South Fork Property Management is currently seeking a Real Estate General Manager. This position oversees property maintenance and environmental compliance throughout the enterprise. SFPM has over 150 properties in eight states. The properties include convenience stores, offices, fuel/oil distribution facilities, and large student apartment complexes.
The Real Estate General Manager will primarily be focused on:
· Real Estate
o Set criteria and guidelines for potential real estate acquisitions and ensure that these policies are followed.
o Ensure that the real estate pipeline development, site selection, site valuation, and acquisition execution processes are completed to Company expectations.
o Complete real estate asset due diligence and analysis.
o Work with General Counsel to negotiate transactions ensuring required returns and financial objectives are accomplished.
o Develop and execute commercial property and real estate plans and budgets.
o Identify and secure lessees for designated properties.
o Evaluate vacant properties, make recommendations for sites, and execute determined plan forward.
o Evaluate all properties to maximize value options for locations and implement changes as needed.
o Research and identify additional revenue sources for applicable properties.
o Oversee new construction, remodeling, and repurposing activities for all properties including design, construction, and hand-off processes.
· Commercial Property Management
o Ensure environmental compliance standards are met at all enterprise locations.
o Oversee short, long-term, preventative, and other maintenance programs for all commercial properties of the enterprise.
o Understand lease agreements and ensure that terms and conditions are followed by the Company and property lessees.
o Periodically inspect, audit and review property’s condition.
o Analyze and address tenant complaints.
o Develop and direct rent allocation process to account for short and long-term repair needs by property.
The preferred candidate for the Real Estate General Manager will have the following:
- Ten or more years’ experience in a related field or a combination of experience and education.
- Bachelor’s degree in a related field.
- Strong verbal and written communication skills.
- Strong computer skills and able to learn company systems and processes.
- Adheres to the company’s values and ethical expectations.
- Able to effectively multitask.
- Able to assist and relate to multiple leadership types in multiple industries simultaneously.
- Strong negotiation skills.
- Strong business acumen.
Preferred
- 15 or more years’ experience in a related field.
- Substantial experience in a commercial real estate related role.
- Advanced degree in a related field.
