Commercial Property Manager (Free Housing Included)

As the Property Manager of our location in Clinton, Iowa, you will be responsible for dealing with 40,000 square feet of property which contains 40 apartment rooms, 5 restaurants, 2 retail spaces, and 1 conference hall. You will be a key person of reference for employees and clients as well as external vendors. A certain amount of professionalism must be maintained with all employees and as the Property Manager you will be responsible for maintaining the ongoing operations and activity of the property.
RESPONSIBILITIES
Property Management:
- Property Management: Assists in monitoring and directing rental activities, all on-site marketing activities, and maintaining an in-depth, ongoing knowledge of the local market.
- Works with all on-site operations and achieving property financial and operational objectives
- You will help plan and facilitate all real estate activities and transactions, supervise onsite staff and vendors, and oversee annual operating budgets and monthly financial reports for a portfolio of commercial properties
- Attract and educate new tenants
- Investigate and resolve tenant complaints
Financial Management:
- The primary responsibilities of this role include managing payables and rent payments, ensuring resident satisfaction, and overseeing the financials for a group of properties
- Develop and manage the properties annual budget, forecasting revenue, and expenses.
- Implement cost control measures to optimize profitability without compromising client satisfaction.
- Analyze financial statements - income statements and balance sheets.
Sales and Marketing:
- Collaborate with the sales and marketing team to develop and implement strategies to attract new customers and retain existing ones.
- Build relationships with key clients, travel agents, and industry partners to drive business opportunities.
- Participate in sales activities, such as site visits, sales presentations, and negotiations.
- Develop and implement an intuitive and efficient marketing strategy to promote the property and fill its vacancies.
- Lease vacant spaces to businesses that can attract people with different needs/wants.
- Stay informed about market trends, competitor activities, and industry developments to identify business opportunities.
GENERAL REQUIREMENTS
- Experience in sales business administration, or a related field is required.
- A degree is not required but it is a plus.
- 3-5 years of property management/ finance experience
- Strong leadership skills.
- Exhibits a passion for client services and problem resolution.
- Manages the standards for the property and meets compliance with company standards as well as governmental regulations
Other details:
Full time, approximately $70k yearly salary
Note: Must live onsite, in housing provided by the company.
