What are the responsibilities and job description for the Project Manager position at Spruce Grove, Inc.?

We are currently looking for a Project Manager working closely with the field management team, trade partners, and vendors through all phases of design, permitting, and construction to ensure work is complete on time, within budget, and in-line with company standards. The ideal candidate has a demonstrated track record, excellent communication, time-management, and problem-solving abilities. 
 
Essential functions include but are not limited to: 
            
·         Ensure projects are successfully completed within budget and schedule while meeting client needs, business objectives, and design guidelines through all phases of design, permitting and construction.
·         Manage and develop assigned staff, and per-construction activities, including budgeting, scheduling, and project planning.
·         Negotiates contracts with teams of consultants and contractors, Interfaces with architects, client staff, property managers and vendors. 
·         Negotiates, analyzes, and prepares subcontracts, PO agreements, and cost control budgets.
·         Writes and distributes bid packages that clearly define the scope and general provisions.
·         Manages document control of RFI submittals, change orders, correspondence, permits, drawings, specs, and reports in a systematic and traceable manner.
·         Manage all project documentation, including contracts, change orders, billings, cost control budget adjustment, and other project-related documents.
·         Develop and maintain project schedules and budgets, ensuring that all projects are completed on time and within budget. 
·         Develops relationships with consultants, contractors, vendors and evaluate their performance. 
·         Conduct site visits and inspections to ensure that all work is completed to the highest quality standards. 
·         Responsible for timely submittal of cost reports and risk management. 
·         Ensure that all projects comply with all applicable laws, regulations, and building codes. 
·         Communicate regularly of project progress and any issues that arise.
·         Oversees project implementation and execution through completion of construction. 
·         Oversees capital improvement/asset preservation programs with design and construction processes at multiple sites through local resources, with minimal oversight. 
·         Provides an appropriate level of on-site supervision to ensure project performance criteria are being met. 
 
Preferred Skills and Certifications: 
 
·         Computer proficiency utilizing Microsoft Office Suite software (Word, Excel, Outlook, Powerpoint), Procore, Microsoft Project, and other applicable construction software’s. 
·         Advance knowledge of construction management functions including estimating, pre-construction, cost control, contracts, permits, change management, scheduling/sequencing, logistics, quality, safety, accounting, closeout, and document control. 
 ·         Strong project management skills, including the ability to manage multiple projects simultaneously. 
·         Excellent communication and interpersonal skills, with the ability to work effectively with a wide range of stakeholders. 
·         Knowledge of construction laws, regulations, and building codes, 
·         Proficiency in project management software, including Microsoft Project and Primavera P6 is a plus. 
·         Ability to travel to project sites as needed. 
Education/Experience: 
 
·         Bachelor’s degree in construction management, or related field.
·         5 years of diversified construction or engineering experience supervising and managing projects including at least three years in a Project Management role. 
·         Minimum of 3 years of experience working on multi-family, mixed-use, or hospitality projects. 
·         Experience managing ground-up construction, and existing remodels.
·         Experience working with architect and design consultants on design-build projects preferred.
