The St. James Hotel is seeking a Maintenance Lead that will be responsible for troubleshooting, repairs, and performing preventive maintenance relative to the mechanical, electrical, HVAC, plumbing systems and physical structural elements of the property, including grounds, exterior, interior of building, roof maintenance, and fire prevention.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Lead a team of maintenance technicians. Provide guidance, training and support to ensure that all tasks are carried out effectively and efficiently.
- Plan and schedule maintenance activities, including routine inspections, preventative maintenance, and repairs.
- Ensures that all equipment on property is on a preventative maintenance program and that tasks are being completed.
- Coordinate with external vendors or contractors for specialized repair or equipment servicing.
- Direct and perform maintenance projects and activities on all shifts to ensure schedules and quality objectives are achieved and activities take place. Monitors work done by other maintenance staff and outside contractors.
- Maintain company assets and entire facility and understand and how maintenance impacts the overall financial success of the hotel property.
- Troubleshoot mechanical and electrical problems, performing repairs, documenting solutions and recommending further action. Maintain all property HVAC Systems, electrical, mechanical systems and make necessary repairs. Performs preventative tasks and record required information.
- Perform a variety of maintenance/repair activities on the interior/exterior areas of the property including, but not limited to painting, drywall, tile, grout repair, trim work, structural elements, including parking lot and sidewalks, plumbing repairs, clears drain stoppages, interior and exterior lighting including lamp, fuse and ballast replacement.
- Works as a team player in meeting guest needs, and actively contributes to the efforts of other departments when necessary. Works with appropriate managers in a respectful and courageous manner to recommend maintenance service solutions.
- Work from verbal instruction and read prints, sketches, etc. to compile a material list and verify field/shop measurements. Submit purchase requisitions for all supplies and materials; coordinate and maintain inventory of tools, equipment, hardware and materials in accordance with established schedules to ensure ready availability of supplies and equipment required. Notify supervisor of discrepancies.
- Produce required volume of work by planning, organizing and prioritizing work duties as presented by the manager.
- Perform a variety of administrative tasks such as: ordering material and writing purchase orders.
Associates degree or equivalent from two-year college or technical school and minimum of seven years related experience/training; or equivalent combination of education and experience.
- 5 years maintenance experience performing carpentry, HVAC, electrical, mechanical, and plumbing functions.
- Ability to read and interpret documents, plans and schematic drawings and comprehend instructions. Ability to effectively present information to departmental management, employees, and outside contacts
- Ability to calculate figures and amounts such as material quantities.
CERTIFICATES, LICENSES, REGISTRATIONS
- Valid Driver's License with excellent driver’s history
- Boilers License (or ability to obtain)
- Maintain current license, inspection, permit, and certificate requirements to meet all state and local codes.
- CFC certified (or ability to obtain)
- HVAC certified
KNOWLEDGE, SKILLS and ABILITIES
- Self-starter with ability to work independently and lead a team of maintenance technicians.
- Strong time management skills.
- Understand preventive maintenance, equipment repairs, routine inspections, and capital expenditures.
- Demonstrated ability to maintain a clean and safe work area in compliance with local, state and federal regulations. Uses personal protective equipment when needed.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
- Ability to solve problems and take action to resolve.
- Knowledge of electrical systems, safety rules, hazards and application of accident prevention measures. Knowledge of fire protection hydraulic system and fire protection alarm systems.
- Ability to work days, evenings, weekends, and holidays.
