What are the responsibilities and job description for the DOB Expeditor position at Stonecore LLC?
Responsibilities:
Reporting directly to the Facility Director of Administrative Services, the duties include but are not limited to the following:
- Building Code Compliance/Violations
- Using online software to track violations issued to our properties by government agencies such as ECB Violations; DSNY (Department of Transportation) , HPD (Housing Preservation & Development), HUD (Housing and Urban Development), DOB (Department of Buildings) FDNY (Fire Department of New York) and manage issues in accordance with compliance timeframes
- Prepare work orders, send to appropriate managers and then verify work completion, prepare necessary paperwork to cure issues; contact/work with consultants, subcontractor and vendors, as needed, to obtain compliance paperwork.
- Visit Environmental Control Board Hearings to aid in dismissing any city enforced agencies; partner with Property Managers and Program Managers to facilitate violation rectification in a timely manner and resolved before cure date.
- Manage and track hearing outcomes and violation payments; compile periodic inspection logs of building systems verifying that we are in compliance. Verifying all certificates are in our critical files.
- Visit NYC government agencies for the submission of required compliance paperwork; prepare weekly report for senior management for violation updates; make sure building and apartment work orders, violations, court orders are timely completed and signed off. Collaborate with Maintenance Coordinator as needed
- Respond to tenant complaints; assist conducting building and apartment inspections; prepare for various inspections including Owner, Tax Credit Investor, OMH, DOHMH, HPD, Lender and REAC; assist in legal procedures if needed by Property Managers.
- Maintain and oversee the fleet of the organization.
- Keep track of maintenance services
- Renew registrations
- Renew Annual Parking Permit
- Keep log of staff parking violations
- Work with insurance broker to verify staff license and approval to drive.
- Once staff is approved provide gas pin and key fob.
Requirements:
- Must have a high school diploma but Bachelors Degree preferred.
- Must be proficient in Microsoft Word, Excel and Outlook
- Strong organization, communication and analytical skills required
- Ability to thrive in a fast-paced, constantly changing environment
- Knowledge of RealPage a plus, knowledge of SiteCompli a plus, Excel, Word, excellent interpersonal, written and communication skills,
Preferred Skills:
Mandatory: Class 1 Filing Representative
Preferably Class 2 Filing Representative
Pay & Hours:
- 9-5
- Office closes early on Friday, but employees are paid for the full day.
Job Type: Full-time
Pay: $13.00 - $21.00 per hour
Schedule:
- 8 hour shift
- Monday to Friday
