Job Title: Maintenance Specialist

Supervisor:Maintenance Manager

FLSA Status: Non-Exempt

Summary

The maintenance position is responsible for performing routine and extensive preventative maintenance and repair procedures on all hospital buildings, mechanical equipment, and utility systems to support the achievement of business goals and objectives.

Essential Duties and Responsibilities

  • Perform minor and major repairs of all building mechanical equipment on a scheduled basis.
  • Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis, inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts.
  • Cleans and inspects boilers; evaluate water treatment for proper chemical usage.
  • Completes daily, weekly, and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
  • May operate a computer that controls and monitors mechanical equipment and utility systems.
  • Respond to emergency maintenance requests as required.
  • Perform regular preventive maintenance on equipment and plant facilities.
  • Perform a variety of plumbing maintenance and carpentry functions.
  • Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties.
  • Assist with the renovation/remodeling of buildings; repair plaster and drywall; paint building structures.
  • Comply with safety regulations and maintain clean and orderly work areas.
  • Other duties may be assigned.

Qualifications

This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 70 pounds.

Education and/or Experience

High school diploma/GED

1 year of responsible experience in building and mechanical equipment maintenance and repair; or an acceptable equivalent combination of education and experience.

Language Skills

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, and the public.

Mathematical Skills

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Reasoning Ability

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Computer Skills

To perform this job successfully, an individual should have knowledge of Microsoft Office, and Excel.

Valid Texas Driver's License

Have a record of tuberculosis screening showing the employee is free of contagious TB.
