Brief Description of Duties:
SUNY Morrisville seeks a dedicated, experienced, collaborative facilities management professional to lead Facilities Operations and Maintenance. The right person will be a motivated, self- starter with the ability to take initiative and lead with confidence.

The Director of SUNY Morrisville Operations & Maintenance is responsible for maintaining 1.6 million square feet of built environment to provide clean, safe and efficient space in support of the campus mission. The campus includes the main campus and a satellite campus in Norwich, NY.,. The department employs 80 plus staff covering custodial, grounds, fleet, central receiving, campus mail, utilities & HVAC, general building maintenance and building automation, access control and life safety systems. This position currently reports to the Vice President for Administration & Finance, and closely collaborates with Design & Construction to continuously improve the condition of the campus and align resources with the campus mission and strategic plan.

The position will also collaborate closely with people across the campus including Human Resources, Residence Life, Technology Services, EH&S, University Police, two academic deans and associated faculty to ensure appropriate standards for operations and maintenance are met, continuously improving, and aligned with campus goals.

Primary Responsibilities include but are not limited to:
Continuously evaluate organizational structure, operating procedures, and staffing, working closely with front line supervisors to optimize departmental productivity and procedural efficiencies with lean staffing. Develop and implement initiatives, policies and procedures to improve engagement of staff and accountability for stewardship of operations and maintenance, with metrics for measuring improvement.
Work to encourage staff development through proactive research of training opportunities and innovative learning methods to enhance skills and knowledge of team, fostering a culture of growth and professional development.
Physically reviews the condition of the campus buildings and grounds. Takes appropriate measures in a timely fashion to prioritize, repair or continuously improve conditions utilizing available resources. Reviews small projects and purchase requests with executive director. Makes recommendations for capital funding vs. operating funds and in-house delivery vs. contracted work.
Establish and maintain protocols for staff coverage and availability to respond to maintenance issues 24/7. Be available to respond to maintenance emergencies after hours and on weekends, or direct staff in responding to those situations.
Collaborate with Human Resources and department Administrative Aide to develop staffing plans, educate supervisors, reinforce staff accountability, and initiate and oversee new talent acquisition searches.
Lead the development of and review annual departmental budget request based on historical expenditures, equipment replacement needs and human capital with the support of the department Office Manager
Lead meetings with campus stake holders, responding to requests for assistance with improving program delivery and the student experience through repairs or enhancements. Support maintenance supervisors planning and coordinating maintenance projects that are beyond a simple work order. Identify funding sources, obtain quotes for materials and labor, determine what portions of work can be performed by maintenance staff, schedule and implement the work.
Collaborate with area supervisors to develop and improve a preventative maintenance program for each area of responsibility. Integrates preventative maintenance with routine work orders in the work order management system for effective distribution of workload.
Coordinate with Energy Manager and staff resources to identify and implement measures for efficient building operation and energy reduction initiatives.
Represents maintenance concerns and preferences for design and construction projects. Relays design and construction information to staff. Supports capital construction with internal resources for moves, utility shutdowns or other campus responsibilities.
Tracks, reviews and initiates campus service agreements to ensure that the work is necessary and being performed to the campus satisfaction.
Collaborates with Environmental Health and Safety to track and ensure department compliance with environmental regulations, inspections and permits.

Job Requirements:
Minimum Qualifications :
A bachelor degree and 5 years of related experience
A minimum of five years in a supervisory role with multiple direct reports

Preferred Qualifications:
Experience supervising union employees
Experience managing complete operations and maintenance activities and service contracts for complex organizations with multi-building facilities and over 50 employees
Higher Education and/or SUNY experience
Strong written and verbal communication skills
Knowledge of central plant operations, building controls and HVAC systems
Knowledge of energy management/conservation measures and techniques
Knowledge of general building maintenance, including custodial & grounds maintenance best practices
Experience with regulatory compliance related to PBS, Life/Safety, water treatment and waste-water
Experience using/implementing work order management systems
