Our Leasing Managers are primarily responsible for coordinating the sales and marketing strategy of the leasing department to ensure maximum occupancy of the community. A successful Leasing Manager will provide high-quality customer service to our residents and focus on managing and implementing the leasing process and systems.
Responsibilities and Duties
- Model and cascade Tailwind Group’s five core values: Entrepreneurial, Versatile, Responsive, Innovative, and Integrity.
- Understand property management standards including Fair Housing laws, Tenant/Landlord rights, and general real estate principles. Demonstrate excellent customer service during each encounter with residents, prospects, vendors, officials, and community members.
- Lead the property team to achieve a minimum of 95% occupancy each year.
- Utilize effective sales strategies to maximize revenues while keeping concession spending at or below budget.
- Act as a lead salesperson by conducting all tours, responding to leasing inquiries, and completing follow-ups with prospective residents.
- Train and develop the Leasing Specialists and/or Community Assistants to perform all the above responsibilities when the Leasing Manager cannot be onsite.
- Participate and assist with the execution and development of marketing efforts on campus and in the community, customer appreciation events, and other special events.
- Ensure accurate file documentation and assist in collecting required fees per company policy; participate in lease file audits as needed.
- Perform other duties as directed by the Property Manager and Corporate Leasing Members.
Requirements
EDUCATION AND EXPERIENCE
- Bachelor’s Degree in Sales, Marketing, Business Administration, or related field, and/or one or more years of progressive experience in student housing.
KNOWLEDGE SKILLS, AND ABILITIES
- Demonstrated ability to manage multiple projects in a growing, fast-paced environment.
- Possess strong administrative, organization, and communication skills.
- Demonstrate a high level of integrity and professionalism.
- Be a self-motivated individual and excel at working in a team environment.
- Ability to have a positive and innovative approach to problem-solving.
- Proficiency in all Microsoft Office programs: Excel, Word, PowerPoint, and Outlook.
- Prefer to have experience with RealPage software.
- Pass a background check.
