Job Overview:
Provides leadership and guidance to direct reports. Ensures the optimal utilization of the organization's facilities for a project. Ensures proper functioning of facilities through ongoing inspection and maintenance. Manages professional employees and/or supervisors, or supervises large, complex business, technical or field/operations support team(s). Is accountable for the performance and results of a team within own discipline or function. Adapts departmental plans and priorities to address resource and operational challenges. Decisions are guided by policies, procedures and business plan; receives guidance from senior manager. Provides technical guidance to employees, colleagues and/or customers.
Duties:
Serves as a leader and primary technical resource in area of expertise. Acts as the point of contact for customers on Key Operations include:
Facilities complex fire system and Building Automation; Electrical distribution; Phone & communications fiber distribution; Project Management; Subcontract Coordination; Environmental Responsibilities; Perimeter Security Systems & access Control
Environmental and Waste Water Treatment including, General industrial waste treatment, RO systems, permit discharge regulations and management; test lab operations
Central Utility Plant: Steam Boilers; Chillers; Rack distribution across base; Chemical systems; Pneumatics
Plans and oversees the delivery of service to customers, both with actual hands-on work, and as a trainer for direct reports, client’s staff and other contractors to assure delivery of defined services. Responds to facility service work orders from building occupants. Monitors, checks and evaluates the completion of major repairs and in-depth planned maintenance. Ensures all shifts are covered and performs operational duties as required to assure contract compliance.
Performs a monthly quality and safety walk-through of the entire site with a customer direct report or as needed. Works with the designated Site Safety Technician to initiate safety topics and ensure bi-weekly safety meetings are conducted and that the required attendance sheets are completed and on file. Performs a minimum of two safety observations a month.
Reads and provides interpretations to all compliance requirements, blueprints, schematics, O&M manuals and specifications to ensure standardization of Acts on opportunities for improving customer Oversees on site utility and energy distribution metering and allocations.
Experience:
High School or GED is required.
Extensive experience in managing MEP Subcontractors in a Facilities Manager level.
Well networked within the MEP industries
Bachelor’s Degree in Facilities Management or related field is preferred.
15 years Proven management experience with large building projects in the mechanical, electrical and plumbing environment.
Proven experience as Facilities Sr. Manager or relevant position.
Industrial plant and process operations.
Manufacturing facility.
Higher Education experience is a plus.
Proven experience as Facilities Sr. Manager or relevant position in an industrial, manufacturing or aviation maintenance environment.
Well-versed in technical/engineering operations and facilities management best practices.
Excellent verbal and written communication skills.
Excellent organizational and leadership skills.
