Role Description
In this role you will lead development activities for projects, including site due diligence, entitlement, design, permitting, financial modeling, and coordination with project construction, handing off fully complete projects to Terawatt’s Operations team. This person will be the primary lead for the full development of Terawatt Charging Center projects, allowing for continuity in project development for the complete lifecycle of the development process. You will be responsible for ensuring projects are delivered on time and on budget. You will work closely with the company’s management team including the Real Estate, Energy, Finance, Revenue, Legal, and Construction team to deliver high quality projects on time and on schedule. You will leverage your in-depth experience to deliver projects that delight customers. A growth mindset and the ability to innovate is a must for this role - you will encounter many “first of their kind” situations as the market develops.
This position will require frequent visits to development sites, local AHJs, consultant, and contractor offices. This position will be required to be in or travel to the development locations multiple times a month and as such, the Development Manager should be located in or within short travel time to each of the markets they are developing in.
By delivering world class projects, you and your team will allow the Company to help an increasing number of fleets to electrify with confidence and decarbonize their operations. This role reports to the Sr. Director of Development.

- Site design
- Property title review
- Project underwriting with the ability to work in complex financial models
- Entitlement activities working through multiple local, state, and federal agencies
- Permitting processes and requirements for both on and off-site work
- Strong command of the pre-construction and construction process working very closely with the internal Terawatt construction managers as well as external contractors
- Creating and maintaining complex development schedules
- Strong command of the legal and contract process for development and the ability to collaborate with internal and external counsel
- Strive to delight both internal and external customers. This position will work very closely with the Terawatt Business Development team.
- Ability to present confidently to internal and external stakeholders including elected officials, community interest groups, AHJs, Terawatt executive team, Board of Directors, and Investment Committees.
- Candidates will have a minimum of 5 years of real estate development experience in addition to adjacent experience
- Four year degree in Real Estate, Finance, Construction Management or related fields.
- Masters in Real Estate, Finance or related fields preferred
- Located in Southern California
