Job Description: Manager for Property Owner Association and Lodge Operation

Reports to: President, Board of Directors

Position: Salaried, Starting Salary Range $75,000 to $100,000 depending on experience

JOB DESCRIPTION

The Property Owner Association of Terlingua Ranch, Inc. (POATRI) is seeking an Operations Manager for distinct parts of it’s organization with a focus on managing 5 – 7 supervisors and oversight of 25 -35 employees depending on the season.

· Supervise administration of the Property Owner’s Association with approximately 5,000 property owners and over 192,000 acres, known as Terlingua Ranch. Property owner services includes maintaining approximately 1100 miles of unpaved roads and collecting assessment dues.

· Operate a commercial 32-room Lodge with a Café, Swimming Pool and Laundry facilities for both public guests and the membership.

Terlingua Ranch is located in the spectacular terrain of Southwest Texas, stretching from the Big Bend National Park on the East to the Big Bend Ranch State Park on the West Our property owners and our visitors come to the Ranch to enjoy the remote location, the unique ecology of the mountains and desert, and activities ranging from hiking to hunting to rafting the Rio Grande Some 80 miles south of the renowned McDonald Observatory, Terlingua is famous for its dark skies and clear astronomical observing conditions.

Total revenue for both parts of the business is $1.8M.

This position requires managing the operations, functions, and staff for both sides of our business, as well as working with the board of directors to execute long term plans to ensure the future of the Ranch for our property owners and visitors.

BACKGROUND INFORMATION

Terlingua Ranch was developed just over 50 years ago. Terlingua Ranch Headquarters is located some 75 miles south of the town of Alpine, and 25 to 30 miles north of the settlements of Study Butte and Terlingua. Consisting of over 192,000 acres located in the southern part of Brewster County, TX, with some of the land located in the settlements of Study Butte and Terlingua. Approximately 15%, or 700 to 900 of our 5000 property owners live on the Ranch full time. We have some 1100 miles of unpaved roads that provide access to owner properties, providing regular maintenance on these roads is the most important service that POATRI provides to the members. Our Property Owners are a diverse group in terms of their views on the use of the land, the roads, their participation in Ranch projects, and how often they visit their property. Our Lodge visitors are equally diverse, coming predominantly from Texas, but also coming from the states of Maine to California, and as far away as Europe and Asia.

POATRI ORGANIZATION OVERVIEW

POATRI is governed by a Board of Directors of 9 voluntary members elected by the POATRI membership. The board of directors is active in planning for the future of POATRI and serves to ensure that POATRI operations are in the best interests of the membership as a whole. Committees and task forces are active in strategic projects and other areas of special interest to the membership.

· The Board delegates management of the day-to-day affairs of POATRI to the Manager who reports to the Board of Directors through the President of the Board.

· The organizational functions include administration, collection of assessed fees, bookkeeping, road crew maintenance, Lodge and Café operations, and facility and land maintenance crew. We operate with approximately 25 - 35 employees, depending on the seasonal lodge business.

PREFERRED QUALIFICATIONS and EXPERIENCE

· Demonstrated and long term experience managing staff with excellent delegating skills.

· A good knowledge of roads and the equipment required for road maintenance.

· Experience managing complex service-oriented and business operations. Experience in Hospitality, City Management, or other Service fields would be applicable.

· Management skills to include recruiting, hiring, developing, training, and managing personnel.

· Experience working directly for a Board of Directors.

· Experience with managing or being responsible for budgeting and financial processes as part of the operation.

· Familiarity with general office management including QuickBooks, computer systems, and network operations.

· Familiarity with Project Management, operations planning, and strategic planning.
