Harbor Properties is a non-profit commercial real estate company, created to provide financial support to The Bair Foundation, a Christian Foster Care organization. We are looking for a person who will oversee the day-to-day operations and maintenance activities of a commercial Real Estate Portfolio.

*ESSENTIAL FUNCTIONS: *
- Responsible for supervision and oversite of day-to-day physical operations of Harbor Properties buildings, including physical and fiscal aspects of each building.
- Inspects properties in order to make recommendations for capital improvements.
- Responsible to supervise, train and support facilities coordinators and provide guidance to members of the team.
- Oversees tenant improvement projects and vendor performance.
- Monitors all aspects of the design and construction of capital and tenant improvement projects.
- Responsible for planning, developing, and tracking of project budgets including oversight of bidding, entering into contracts/commitments, and payments to vendors.
- Coordinates marketing efforts along with leasing team.
- Ensure adherence to the operating and capital budget and achieve optimum team performance.
- Maintains building information as far as service contracts, reports/inspections, blueprints, pending work, and purchase orders.
ADDITIONAL DUTIES:
- Routinely travels as needed to manage properties.
- May contact utility companies to arrange for transfer of service for tenants.
- May perform emergency repairs and take after-hour emergency calls.
- May evict tenants if necessary.
- May require the necessity to work irregular hours, including weekends and holidays.
SUPERVISORY RESPONSIBILITIES:
- This position is responsible for interviewing, hiring, and overseeing outside contractors and outside maintenance personnel. The position directs outside contractors by developing the scope of work to be bid and hires and assigns work to contractors. The position oversees contractors to completion, and verifies billing and approves payment to vendors.
- Supervises employees under his direction.
JOB QUALIFICATIONS:
- Supervision/management experience in building construction/maintenance.
- Certified in Property Management or possess 5 or more years related to property management.
- Must be knowledgeable in areas related to maintenance and operations of commercial property.
- Ability to read, analyze and interpret leases, agreements, floor plans and blueprints. Ability to write reports and effectively present information and respond to questions from Senior Management.
- Must have valid driver’s license and maintain automobile insurance.
- Physical Endurance to show and inspect properties required
