The Office of Facilities & Operations is a large operational service organization that provides a broad array of services to the campus community through the following offices: Access Control Services, Automotive Services, Building Services, Energy & Central Utilities, Facilities Operations, Grounds & Landscape Maintenance Services, Mailing & Receiving Services, Occupational Safety and Environmental Services and Risk Management Services.

Under the direction of the Crew Supervisor of Construction Services, the Repairer is responsible for performing basic repairs and maintenance on various building systems and finishes within campus facilities, including, but not limited to, masonry, carpentry, painting, roofing, and other trades as necessary; assists tradespersons and/or performs work independently; does related work as required.

Duties and Responsibilities

  • Works independently or as a member of the Carpentry Shop in the repair and maintenance of walls, ceilings, interior and exterior brickwork, tile floors, drains, cement and concrete floors, sidewalks, steps, foundations, and other types of masonry, plastering, and stone work to include mixing, placing and finishing concrete and aligning forms. Repairs or replaces VCT floor tiles and stair treads in all areas as needed. Assists other trades when needed.
  • Works independently or as a member of the Carpentry Shop in the repair and maintenance of buildings, office furniture, screens, storm sashes, frames, windows, ceilings, ceiling tiles, partitions, and other types of carpentry work. Performs basic repairs of signs, bookshelves, tables, cabinets, desks, drawers, chairs, and other furnishings and equipment. Assists other trades when needed. Repairs, adjusts or replaces door closures and hardware. Assists other trades when needed.
  • Works independently or as a member of the Carpentry Shop in the painting of a variety of surfaces, including, but not limited to, plaster, sheetrock, wood, metal, brick, block, and cement walls, floors, and ceilings of the interior and exterior of buildings; the staining, varnishing and refinishing of cabinets, desks, chairs, tables, bookshelves, and other furniture and equipment.
  • Works independently or as a member of the Carpentry Shop in the installation, inspection, repair and maintenance of roofs, shingles, slate, snow guards, lightning protection, flashing, gutters, leaders and other roofing systems. Assists other trades when needed.
  • Works independently to prepare signage using the Shop’s sign machine in accordance with the specifications outlined in the contract and/or work order.
  • Receives work orders from Supervisor, which outlines the work to be done, in what time frame and methods to be used in order to accomplish the job according to specific instruction; receives minimal callbacks from clients; and, maintains accurate records of equipment/materials used, work done, and time spent.
  • Performs documented inspections of offices, classrooms, assembly spaces, common areas, and buildings in general for condition assessment, reporting all findings back to Supervisor.
  • Requisitions, stores, safeguards, and properly uses equipment, materials and supplies. Maintains familiarity with the use and nomenclature of various trades used in building repairs, along with the instruments, tools, and specialty equipment used during assigned work.
  • Prepares and/or works from schematics, sketches, plans and specifications with accuracy in the field. Reads said schematics, sketches, plans and specifications accurately with little or no assistance from Supervisor. Maintains familiarity with the use and nomenclature of approved trade practices and manufacturer’s recommendations.
  • Utilize the work order system, FAMIS, for all work order related items using TCNJ owned iPad, including updating work orders, providing feedback to requestor and/or users, indicating time worked, materials used, etc.; updating status of work orders including work in progress, work completed and closing work order when work is successfully completed.

Qualifications

  • Must have knowledge of the procedures, methods, equipment and supplies used in the maintenance of buildings and their systems, fixtures, appliances, furnishings, finishes and fittings.
  • Must possess excellent organizational, analytical, verbal and written communications skills.
  • Must have the ability to analyze maintenance and repair problems and address them in an appropriate manner and/or to direct others to perform said repairs.
  • Must have the ability to create and maintain accurate records of work performed, equipment/materials used, and time spent.
  • Must have the ability to work from plans, specifications, sketches, and schematics.

Required Education and/or Experience:

  • High School Diploma
  • Minimum of one (1) year of experience in work involving the inspection, repair and general maintenance of household, office and other equipment, fixtures, fittings, appliances, machinery, furnishings, and buildings
  • Possession of a valid driver’s license in good standing issued by state of residence is required.

Preferred Qualifications

  • Broad based knowledge of various trades and building systems through the successful completion of vocational training or apprenticeship program; Minimum of one (1) year of recent work experience involving building repairs in a large institutional setting (e. g. higher education, school district, hospital).

Physical Demands

  • Must be able to walk distances in all weather conditions, navigate stairs, climb ladders, utilize scaffolding, platforms, or powered lifts, kneel, negotiate tight spaces, and work in high spaces.
  • Must be capable of lifting tools, materials and equipment commensurate within the functions of this position (up to 50 pounds).
  • Must be able to work in all kinds of weather conditions, year-round.
  • Must be able to endure limited lighted situations with extreme temperatures (e. g. non-air-conditioned buildings).
  • Must be able to read, write, speak, understand, and communicate in English sufficiently to perform the duties of this position.
