Job Description: The Land Development Manager is responsible for overseeing development projects from pre-acquisition through closeout to ensure communities are delivered on budget and on schedule.
Duties and Responsibilities: - Assist in development-related due diligence items for potential acquisitions, including preparation of budgets, schedules, and reviewing construction drawings - Value engineer plans during due diligence phase and as project develops - Provide detailed cost analysis and schedules for projects - Create bid packages for consultants and trade partners - Negotiate projects with consultants and trade partners to achieve most economical and efficient outcome - Provide detailed bid analysis, in order to award contract - Work with local, state, and federal jurisdictions to receive necessary permits for development - Present community information to internal and external groups - Meet with governmental representatives, inspectors and HOA’s - Manage day to day field operations, to include managing consultants, trade partners, governmental agencies, utility providers and others to keep projects on time and at or below budget - Oversee development budgets and cash flows from project conception to closing for accountability and accuracy - Develop and implement systems/processes that will improve operational quality and efficiency

- Reports directly to the VP – Real Estate
Qualifications: - Experience with production homebuilder, engineering firm, General Contractor or master developer strongly preferred
- A Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred - Value Engineering and knowledge of local market for contracting, manpower, pricing, and entitlements
- 3 years of experience in land development management
- Must possess a competitive nature and drive to excel
- Must be able to tactfully navigate delicate conversations
- Good research skills and the ability to translate information into results
- Ability to work in a team-based environment and individually with little to no supervision
- Able to see what needs to be accomplished (within their sphere of influence) and promptly takes the next actionable step
- Skilled problem solver, who can diplomatically resolve differences to produce a positive result
- Exceptional ethical principles and customer service skills
- Excellent written and oral communication skills
- Intermediate skills with Microsoft Office suite
Working Conditions:
- Work primarily in-office. Some fieldwork required.
