The Hinman Company, a locally owned and leading company in the real estate industry in Southwest Michigan, is currently seeking a Property Manager, to provide operational management support at Skyrise Residential in Downtown Kalamazoo, MI.

Skyrise consists of two independent living communities located and managed within one building. The Skyrise Elderly apartments are income based senior living with 204 units on floors 2-15. The Skyrise Luxury apartments consist of 55 spacious suites with great amenities and views of the city on floors 16-21 from the tallest building in Kalamazoo.

The successful candidate for this position will have experience working at a Section 8 PBRA/HUD property. The Property Manager will work with our 2nd Property Manager to manage the in-take process and administration for HUD compliance. They are responsible for tenant relations, lease administration, financial reporting, and directing the daily activities of the senior community. The Property Managers work closely with the General Manager to ensure HUD compliance, and the service team for the make ready, maintenance, and repairs process.

Some of the important duties and responsibilities of this position are:

  • Participate with entire team for MOR and REAC inspections to achieve high scores.
  • Ensure all Client files are maintained per HUD guidelines.
  • Process certifications, recertifications, and verification forms as required.
  • Use Enterprise Income Verification system for wage information.
  • Process monthly EIV reports and ensure EIV certifications are active.
  • Manage Yardi system data: including rent deposits, rent roll, move-in and move-out, and ensure property information data is accurate.
  • Prepare delinquency notices, submit files for collection.
  • Document all incidents/accidents involving residents or visitors.

Some of the experience requirements for this position are:

  • Minimum 2 years’ experience in Section 8 PBRA housing and HUD guidelines required.
  • HOTMA knowledge and/or training on HUD final rule effective January 1, 2024, required.
  • Certified Occupancy Specialist (COS), Certified Apartment Manager (CAM), or Accredited Residential Manager (ARM) is a plus.
  • Excellent PC skills including Microsoft Office required, experience with Yardi preferred.
  • Excellent communication skills, oral and written, to communicate effectively with staff, management and residents required.

Pay: $46,000.00 - $57,000.00 per year
