JOB DESCRIPTION – Maintenance Supervisor Position:  Maintenance Supervisor Reporting to:   Community Manager Location:   Atlantic Beach, FL / Jacksonville, FL or TBD Who we are: We are a property management company, owner, and operator of several Multifamily/Apartment assets throughout the Southeast and in our sights is an intense mission to dramatically change the way we function, communicate, engage, evaluate, execute, course correct, and think about our organizational growth, operations, and management. Are you up to the challenge?   Defined Role:  This position is responsible for overseeing the physical property, property appearance, work order completion, work order professionalism, adhering to our 24/7 White Glove Maintenance Policy, shop inventory, cleanliness, organization, ordering, work order turnaround times, unit make ready/turns, preventative maintenance, and minor construction or rehabilitation projects for an apartment community. Oversees the maintenance team while assisting with maintenance duties. Maintains all property grounds, common areas, community amenities, and pool areas. Required to be on call.  The ideal candidate is a self-starter, communicative, reliable, prides themselves on excellence, thrives in a fast-paced and goal-driven environment, and seeks to be a key contributor within a culture that is committed to delivering innovation.  Primary Responsibilities: (may include but not limited to) Provide maintenance services to residents and respond to service requests in accordance with our 24/7 White Glove Maintenance Policy. Document work performed within Rent Manager. Develop, mentor, train, and manage the maintenance team, including maintenance technicians, housekeepers, and grounds personnel.  Scheduling of vendors. Assist Community Manager with supervising of the maintenance team and scheduling of maintenance activities. Assist Community Manager with determining weekly unit make ready’s.  Report to Community Manager when units are ready. Communicate assignments and major tasks to maintenance team. Monitor the work progress of maintenance employees and determine whether additional assistance or instruction is needed. Assist Community Manager with employee performance evaluations and counseling as needed. Assist Community Manager with recruiting and interviewing potential maintenance team members. Evaluate service requests and monitor completion. Assess the training needs and continuing education of the maintenance team. Responsible for ensuring that all team members are operating within OSHA standards and company safety policies at all times. Continuously monitor and maintain cleanliness and curb appeal of the property. Maintaining community pool. Daily communication with Community Manager. Conduct routine daily inspections of property. Secure store and pool areas, check timers, and monitor electrical and motorized equipment for shorts or malfunctions.   Coordinate and schedule preventative maintenance for the property. Monitor, order, and distribute maintenance supplies and equipment needed for preventative maintenance and repair. Assist with property emergencies, including emergencies arising due to hazardous weather conditions. May be required to run errands or make deliveries outside of the property. Any other job-related activities requested by immediate supervisor. Obtain bids and negotiate as needed.  Preferred Qualifications Knowledge of appliance repair, plumbing, electrical, safety conscious, and light carpentry Valid Driver’s License Reliable transportation HVAC, CPO, CAMT, EPA certifications Dependable and ability to work under pressure Flexible schedule-On call and weekend rotation 2 Years of Multifamily experience Exceptional communication skills Self-motivated with strong time management skills, and attention to detail. Ability to develop and maintain courteous and effective working relationships, computer skills, and the ability to think both strategically and tactically Excellent problem-solving abilities Ability to multi-task.  Ability to work independently on projects and collaborate as a team player Demonstrates a positive attitude and always displays a friendly and courteous attitude towards residents and other team members.  Must be able to pass a drug screen and background check Physical Requirements This position may include long hours spent walking, bending, lifting, climbing, reaching, and stretching. Extensive mobility and excellent physical condition.  Ability to lift 100lbs necessary to install and remove appliances. Ability to operate necessary hand tools to make repairs. Ability to kneel, crouch, climb, crawl, walk across rooftops, etc. to reach items in need of repairs. Ability to drive to and from jobs sites. Tolerance to all extremes of hot and cold weather. Repetitive motion of hands, wrists, and elbows may be required.  May be involved with occasional exposure to moving mechanical parts, fumes, toxic, or caustic chemicals, and the risk of electric shock. May be exposed to elevated noise levels.

Salary : $36,400 - $46,100
