COMPANY: MHS/The Overlook – Charlton Campus
POSITION SUMMARY:
Maintain a safe and secure environment for residents, visitors and team members by patrolling and monitoring premises in addition to performing various routine Maintenance / Security assignments. Assist other Maintenance and Security personnel in the repair and upkeep of physical structures, equipment, and fixtures of The Overlook Life Care Community.
**Part-Time Position**
-Part-Time, 18 hours/week, weekends only BOTH Saturday AND Sunday.
PRINCIPLE DUTIES/ESSENTIAL FUNCTIONS:
- Perform routine monitoring of safety concerns and hazards for campus buildings and grounds, including fire dangers, lighting needs, spills, leaks, and heating/AC or hot water problems and investigate security related incidents.
- Perform daily rounds, record various data and report out of ordinary readings to supervisor and complete daily activities log.
- Prepare clear and thorough written incident reports as necessary or appropriate.
- Ensure knowledge of the facility’s Emergency Preparedness and Fire Safety plans and procedures and monitor building alarm systems.
- Respond to all emergencies, security alerts, fires and disasters while on duty.
- Escort Contractors to and from their work assignments.
- Enforce safety policies including oversight of the company’s parking policy.
- Perform all assigned routine preventative maintenance duties and adhere to set timetables for their completion.
- Follow safety all guidelines to ensure safe working environment including OSHA, (lock-out, tag-out etc.).
- Assist maintenance / security department personnel as assigned by Supervisor.
- Maintain work area and equipment in a safe, clean and orderly condition.
- Assist with snow removal as situation demands.
- Report any violation of safety or OSHA regulations.
- Report defective materials, faulty operation of equipment and unusual matters to Maintenance Supervisor.
- Perform other duties as required to maintain a safe and secure campus and support The Overlook Mission, Vision and Values.

QUALIFICATIONS:
- Preference to candidates with Maintenance expertise and experience, as security experience is welcomed but not required and can be trained. Candidate must possess quantifiable experience in a Maintenance field. Home maintenance will not suffice.
- High school diploma or equivalent - required
- 1-3 years working in a maintenance related position required, in a healthcare setting preferred
- Valid Driver’s License.
- Proficient written and verbal communication skills.
PHYSICAL REQUIREMENTS/WORKING CONDITIONS:
Moderate to heavy physical effort, at times, including occasional lifting up to 25 pounds; may be exposed to the elements (heat, cold, rain, snow); work in area with hazardous equipment and moving parts; work on roof top and other high places; ability to set up and climb ladders safely with tools and equipment necessary for assigned work; work in areas of tight and confined spaces; must be able to walk up to 50% of work time, stand and stoop for an extended period of time in order to complete work.
