Property Name: Arden Villas
Property Manager: The Property Manager is responsible for all aspects of the day-to-day operation of the property, including managing staff and overseeing activities related to leasing, marketing and maintenance. Overall objectives are to maximize occupancy, minimize expenses and ensure a positive resident experience.
Essential Duties & Responsibilities:
Personnel Management
- Oversee the hiring of new staff, according to budgeted headcount.
- Provide ongoing feedback to on-site staff
- Provide process and procedural training to new hires
- Complete & forward all HR documentation in a timely manner
- Complete all payroll deadlines
Tenant Experience
- Provide excellent customer service to residents, parents and prospects
- Manage escalated resident concerns/complaints
- Oversee all necessary functions to facilitate a smooth tenant “Move in” and “Move Out”
- Ensure all residents transitions occur within the specified time-frame and with minimal complaints.
Reporting and Administrative
- Create monthly variance and executive summary reports
- Project quarterly income and expenses
- Oversee financial reporting and analysis
- Annual budgeting & business plans
- Delegate and distribute monthly goals based on property leasing requirements
- Maintain budgeting occupancy rates
- Monthly variance & executive summary reports to investor group
- Monitor overtime and hours allowed per job function
Leasing and Marketing
- Provide enthusiasm & support toward achievement of leasing goals
- Oversee credit and background checks process
- Responsible for all efforts to maintain budgeted occupancy rate through marketing, leasing, and retention activities
- Assist with the disbursement and application of Leasing Incentives
Physical Plant
- Oversee monthly property inspections
- Ensure that maintenance issues are managed in a proper manner and that all emergencies are responded to in a timely manner
- Ensure compliance with codes and regulations
- Ensure the Transition Manual is followed and executed
- Ensure all capital items in need of repair or desired are reported to Regional Manager
- Meet with maintenance supervisor to review bids to be in compliance with budgeting dollars.
Experience:
- Minimum: 2 years experience in property management
- Preferred: 2 years property management leadership experience; management experience at a Student Housing Property.
Skills and Abilities:
- Minimum: Ability to manage, delegate, motivate, and mentor staff; excellent customer service skills and ability to resolve escalated customer concerns; demonstrated basic financial skills (working with budgets, projecting revenue, accounts payable, accounts receivable, billing, understanding of delinquency and financial reports); understanding of Fair Housing; ability to be authoritative and execute all office operations in accordance with HR and company procedures.
- Preferred: Accounting skills and an understanding of debits and credits; understanding of compliance issues (i.e. building codes, licenses etc.); understanding of maintenance issues
Licenses and Certifications:
- Minimum: Valid drivers' license
- Preferred: Valid state-specific Real Estate License, where applicable
Education:
- Minimum: High School diploma; some college
- Preferred: Bachelor’s degree
