The Salvation Army College for Officer Training in Chicago is seeking a motivated and experienced professional to join our team as the Assistant Property Director. Objective:
To assist the Property Department Director with the maintenance and upkeep of the College for Officer Training buildings, equipment, grounds and vehicles.
Essential Functions:
- Troubleshoot property-related issues and provide maintenance and repairs as assigned for all buildings, equipment, grounds, and vehicles with the College for Officer Training
- Perform regular servicing of mechanical equipment, and other preventative maintenance of all campus mechanical equipment including HVAC equipment / Maintain Archibus (integrated workplace management system) updates
- Perform regular and preventive maintenance of motorized equipment including vehicles, riding mower, and lawn equipment
- Research and order repair parts for building equipment including motors, air filters, gaskets, belts, batteries, light bulbs, light fixtures, ballasts and chemicals for the HVAC system
- Assign property requests and monitor completion in a timely manner
- Monitor Property/Maintenance repair technicians while on campus
- Function as the lead person for general maintenance of the campus or in the absence of the Property Director
- Consult with the Business Officer if outside contractors are necessary in the absence of the Property Director
- In charge of campus door security making sure doors open properly and repair locks
- Keep inventory of uniforms and shop supplies for maintenance personnel
- Act as first responder for the emergency alarm system
- Respond to emergency needs as assigned in a rotating on-call schedule including weekend snow plowing/removal
- Coordinate the maintenance of campus yards including winter tasks of snow removal from sidewalks, stairs, parking lots, and drives; removal of ice build-up during early/regular working hours
- Maintain a clean orderly work environment
- Order supplies for entire campus, including toilet paper, paper towels, soap, etc.
Education & Experience:
- High School Diploma or equivalent
- 3-5 years of experience in facility maintenance
Skills:
- Ability to understand basic electricity
- Ability to obtain and keep a clear Motor Vehicle Record
- Ability to maintain confidentiality
- Self-motivated, able to work independently with great attention to detail
- Proficient in Microsoft Word and Excel
Supervisory Responsibility:
Will lead other property department personnel. Will monitor and check work. Does not have final authority for employment and disciplinary issues.
Physical Requirements:
Physical requirements include: good speaking, hearing and vision ability, and excellent manual dexterity. Lifting, pulling, and pushing of materials over 80 pounds. Requires bending, squatting, crawling, crouching, kneeling, climbing stairs and ladders, reaching above shoulder level and walking. May stand and walk for extended periods of time.
Travel:
Infrequent travel required.
Working Conditions:
Good working conditions with exposure to chemicals, dust, dirt but with none present to the extent of being disagreeable. Some work will be performed outdoors in all weather conditions.
