The primary objective will be to guarantee the seamless functioning of all building systems, manage maintenance and repairs, and ensure a safe and compliant working environment. This position will play a critical role in optimizing facility operations, reducing operational costs, and enhancing the overall experience for our employees, tenants (Hometown Business Partners), and visitors. These duties are accomplished while delivering Raving Fans customer service to both internal and external customers.

Responsibilities
- Analyze and resolve warranty issues with vendors/contractors as needed.
- Compile specifications, obtain competitive bids, select, and manage contractors for facility-related maintenance & construction projects.
- Conduct monthly, quarterly, and annual building and property inspections.
- Coordinate & oversee assigned capital improvement projects and facility renovations. Work closely with project manager, property manager, architects, engineers, and contractors to ensure successful project completion.
- Coordinate and schedule routine maintenance and repairs, including but not limited to structural, electrical, mechanical & life safety.
- Develop and manage the facilities budget with Property Manager to ensure cost-effective operations.
- Develop, implement, and manage a comprehensive repair/maintenance program for all commercial facilities in assigned portfolios for all operational aspects of the building systems, including but not limited to structural, electrical, mechanical & life safety.
- Identify, analyze, and resolve building and property issues.
- Inspect installations, repairs & monitor progress to ensure conformance to established specifications.
- Maintain accurate records of facility maintenance, repairs, and inspections.
- Maintain ongoing communications with contractors, tenants, team members.
- Manage and document compliance with risk management standards.
- Manage building & property utility costs.
- Manage relationships with external contractors, vendors, and service providers.
- Monitor vendor performance, adherence to contracts, and quality of work.
- Prepare regular reports for senior management detailing facility performance and issues.
- Respond to security incidents and liaise with law enforcement when necessary.
- Track expenses, approve invoices & identify cost-saving opportunities.
- Other duties as assigned
- Minimum of one (1) to five (5) years related experience and/or training; or equivalent combination of education and experience required.
- Associate degree in Facility Management or Construction Management preferred.
- BOMI, ICSC, IREM, IFMA or other equivalent certifications preferred.
- Experience with Property Management Software is preferred.
- Strong working knowledge and use of Microsoft Office software including Word, Excel, and Outlook.
- Excellent written and oral communication skills.
- Possess working knowledge of commercial building systems, including but not limited to HVAC, plumbing, electrical, and life safety.
- Must always be available for emergencies as directed, this may include on-site work after normal business hours, on weekends, or on observed holidays to support project schedules, on call schedule or unanticipated facility needs.
- Participation in On-Call Rotations schedule for after-hours & weekend response to CPM-wide facility, tenant, and residential maintenance issues.
- A Valid Driver’s License with a record acceptable to company standards is required for this position.
