Primary Duties:
The primary responsibility of the Property Manager is to oversee daily operations of managed properties including building maintenance, contract service providers, vendor relations, meeting with tenants, etc. The Property Manager will act as a liaison between tenants, vendors, and corporate maintenance and leasing personnel. They should also personally contact each tenant at least once every two months. This is a full-time position, with some overtime required.
The successful candidate will be a well-organized self-starter and multi-tasker with a proven track record of fiscal accountability and customer service success. Responsibilities may include but are not limited to:
- Attend to tenant requests and complaints promptly, and in accordance with company standards and procedures;
- Assist with collection of lease payments and recoveries as specified in each lease;
- Obtains competitive pricing and monitors maintenance/service contracts to ensure cost effective operations;
- Performs routine site inspections of each property and tenant space to ensure compliance with lender and insurance requirements, lease requirements, Health and Safety policies, and general upkeep of the property;
- Reviews vendor and maintenance staff work orders for completion and tenant satisfaction;
- Approves vendor invoices for payment;
- Assist the leasing team in maximizing efforts to market vacant spaces to prospective tenants;
- Reviews and approves monthly property financial statements;
- Perform budget preparation and CAM (Common Area Maintenance) Reconciliation;
- Participate in On-Call rotational duties;
- Coordinate tenant improvement activities with contractors and tenants:
- Performs other duties as assigned.
Qualifications:
Property Management requires an open line of communication and interaction with all levels of the Company, from accounting to leasing agents to maintenance personnel to ownership. The successful candidate will be a motivated self-starter with excellent time management, oral and written communication skills who has the ability to relate to all levels of management and complete paperwork timely, correctly and efficiently in a fast paced environment.
In addition, the following capabilities and qualifications are preferred:
- Bachelor’s degree in Business Management, Accounting, Finance, or related field;
- 2-4 years full-time relevant experience or combination of education and experience
- High level of proficiency with Microsoft Office products;
- Current Real Estate license, CPM or CCIM designation preferred;
- Must possess valid driver’s license, acceptable driving record, and reliable transportation.

Pay: $43,290.00 - $75,000.00 per year
