Job Title: Vice President of Development/Construction or Development/Construction Associate (based on experience).
Pay Range: $100,000-$175,000, with other incentives and bonus potential depending on level of experience.
Supervisor: Chief Development Officer
Summary: This candidate will manage new and existing client relations and oversee each project from inception to completion. The main responsibilities will be to foster new relationships that build visibility, financial resources, drive development projects forward, and strengthen our place in the market. Your ability to influence business success by maintaining a goal-oriented mindset and thoughtful partnerships will lend you to be successful in this role. In addition, the candidate may oversee the construction process, specifically for other developments, as directed by the Company.

Responsibilities/Duties:
· Ability to oversee, manage, and delegate large-scale commercial projects with minimal oversight.
· Manage overall project financials, including developing and maintaining financial projections.
· Identify cost codes, approve invoices, and manage budgets.
· Manage financials and accounting billings and change orders, and maintain schedules.
· Review monthly billings.
· Manage billings, contracts creation, and contract buyouts.
· Team with Project Superintendent to execute all construction phases, including site visits.
· Manage exemplary standards of quality, risk, safety, and compliance on and offsite.
· Complete additional training, safety/OSHA requirements, as needed.
· Attend meetings and trainings, as assigned.
· Deep experience with financial modeling in Excel and other platforms, preferably across multiple asset classes, including multifamily (market rate and affordable), industrial, etc., for both development and acquisitions.
· Develop and execute long-term relationship management, including proposal writing and competitive bidding, followed by completion of all due diligence required to move a project from idea to design/approval to construction and completion.
· Work with general contractor and architect teams during the design phase to determine layout, materials, etc. to maximize return from a budget perspective while meeting zoning requirements.
· Ability to interface directly with and lead all stakeholders in a development (government officials, environmental, geotechnical, civil, architecture, landscaping, etc.) and be the face of the Company from inception to completion.
· Monitor and report regularly the progress of the project’s development while working closely with all team members to ensure successful development for the Company and our investors.
· Deliver high-quality business networking and relationship building with future stakeholders and investors.
· Continue to seek out development opportunities to further grow the Company and present potential opportunities for approval.
· Complete additional tasks as assigned.
Qualifications:
· Bachelor’s degree in business administration, finance, or real estate, with a focus on real estate; MBA preferred.
· 6 years’ experience with financial modeling and development.
· Intermediate level understanding of Microsoft Office, Outlook, and other Microsoft suite products.
· Preference for additional experience with tax credit, public incentive awarded and financed projects, including LIHTC, NMTC, HTC, TIF, and bond programs.
· Tangible experience having cultivated and developed client relationships over time.
· Demonstrated success with ground-up development and acquisition projects.
· High level of confidentiality and professionalism, especially when interacting with our investment community.
· Ability to be flexible and adaptable in high-energy and/or demanding situations.
· Regular office-hour attendance is expected.
· Regularly required to move, sit, and bend for various hours throughout the day.
· Current driver’s license and may occasionally need to travel to visit sites.
