Timeless Properties Construction Co is Wilmington, NC's top general contractor specializing in land development, commercial builds, remodels, up-fits, and residential new construction. We have earned a reputation for building beautiful commercial and residential structures within Southeastern North Carolina. As we are expanding, we are seeking an experienced Commercial Site Superintendent.
OBJECTIVES:
Site Superintendent serves as the senior on-site company representative responsible for managing all administrative and technical requirements. He/she supervises activities related to contract administration, change orders, submittals, procurement, and schedule to ensure the project is completed in a quality, profitable, safe, and timely manner. Maintains a relentless focus on meeting and exceeding customer needs and expectations. He/she builds business with current customers by delivering projects on time and budget.
Site Superintendent is expected to make arrangements for starting the project and will assume full responsibility for all operations at the job site, which includes understanding location layout and verifying conformity with contract drawings and specs.

KEY RESPONSIBILITIES:
The duties and responsibilities include but are not limited to the following:
- Preconstruction: Prepare jobsite for construction: secure a job site portable toilet, dumpster for the project along with maintenance of these items during construction
- Time Efficiencies. Ensure the project is on schedule. This involves creating and updating schedules / project checklists on a weekly basis in PM software
- Job Safety. Ensure the job site is safe at the beginning, during the work period, and after. Ensure all subcontractors and crews are adhering to Timeless safety policies and procedures on site. Manage safety and quality effort for the project and note any injuries or safety issues that arise in PM software.
- Job Cleanliness. Ensure the job site is clean.
- Job Preparedness. Plan ahead and ready to start work every morning
- Organization. Be organized and on the pulse of the project. Aware of what’s included in the project and what’s not. A complete understanding of the construction drawings, project scope inclusions and exclusions of GC and Subcontractors. Communicate the scope of work with the subcontractors. Responsible for blocking on projects as required and performing small labor duties.
- Client Requests/Change Orders. Work with Project Manager/Administrative Assistant and subs to obtain pricing for the change and submit for approval prior to doing this work. Make sure this is done in a timely fashion not to delay the project.
- Communication. Communicate issues, delays, problems to PM so they can be resolved and not delay the project.

Pay: $55,000.00 - $65,000.00 per year
