Tolson Enterprises property holdings include Office, Industrial and Commercial Retail properties as well as a self-storage division trading under the brand name Lock-It-Up.
Job Duties
- Maintenance Department
· Assist Maintenance with Tenant and/or property maintenance projects
· Assist Maintenance in reviewing Tenant v. Landlord responsibilities
· Assist in finalizing short and long form contracts
· Assist in finalizing snow and lawn contracts
· Manage the process of bidding out routine maintenance vendors: lawn, snow, sweeping, etc.
· Handle phone, cable, internet, etc. entry easements with Tenants
· Manage work prioritization with Maintenance and Maintenance Technician
· Collect and review Tenant HVAC quarterly maintenance reports and update tracking records
- Construction Department
· Review all bid proposals and match to scope of Landlord work in Lease Agreement
· Assist Property Project Manager in reviewing Tenant v. Landlord responsibilities
· Communicate with Tenants on progress of Landlord work
· Involved with the process of construction projects to ensure all paperwork and processes followed:
o Review all specs and details
o Assist with issues or questions
o Track work progression and assure timely completion
- Property Management/Leasing Department
· Handle insurance claims at properties and coordinate insurance inspections
· Assist Property Managers with Conservice water billings and troubleshoot issues with Maintenance
· Involved and communicate with Leasing Agents on scope of work for new Tenants
- Accounting Department
· Review of invoices for accuracy before sent to Accounting department
· Point person for any questions on accuracy of billings/invoices
· Ensure all costs are recovered appropriately from Tenants or through CAM
Qualifications
- 3 years of experience in a managerial role
- Detail oriented
- Proficient in Microsoft Office Excel
