A regional leader in in the development, construction and management of multi-family apartment communities is seeking a Director of Property Maintenance (DPM). This senior level position reports directly to the president and CEO.
Director of Property Maintenance (DPM) has oversight responsibility for corporate wide building and grounds maintenance, policies, procedures and performance through hands on, in the field management of overall maintenance efforts. The MPM has overall responsibility for maintaining the structural and aesthetic integrity of the entire portfolio through strong attention to detail and ensuring excellence throughout the company’s multi-family apartment portfolio.
Essential Functions:
Leadership:
  • Provide professional and positive leadership and mentoring to all maintenance staff, promoting the core values and brand of the company and encouraging team and individual development.
  • Establish metric driven expectations for maintenance personnel and assist property managers in evaluating performance in meeting these expectations.
  • Collaborate with property managers in identifying maintenance staffing needs and participating in the recruitment and hiring process.
  • Participate in the development and implementation of maintenance policies, procedures and practices and ensure compliance throughout all properties.
Management:
  • Direct supervisory responsibility for corporate building & grounds maintenance teams, including management of daily workload, expectations and performance.
  • Assist property managers in evaluating workload, expectations, efficiency and performance of property specific maintenance teams.
  • Regularly inspect properties to confirm compliance with company expectations and to ensure overall excellence is being maintained; conduct periodic and random inspections of vacant apartments for market-ready condition.
  • In conjunction with property managers, identify and approve any needed capital property improvements, the cost of such improvements and a plan to implement these improvements.
  • Manage maintenance and capital spending to balance operational and financial performance objectives.
  • Develop annual & long-term maintenance objectives and corresponding budget.
  • Monitor reporting of unit turn status and outstanding maintenance requests (work orders).
  • Review, approve and manage company wide maintenance service and supplier relationships, including any service contracts for pond maintenance, lawn care, snow removal, waste removal, etc.
  • Standardize supplies and suppliers to maximize buying power and reduce costs.
  • Work with Compliance to ensure properties are complying with all required health & safety regulations.
Requirements:
  • Bachelor’s Degree in Engineering, Facilities Management, Project Management, Business Management or Property management or equivalent experience.
  • Minimum of five years of management and supervisory experience in the maintenance, construction, project or property management fields.
  • Extensive experience in interior and exterior maintenance of multifamily properties to include electrical, plumbing, HVAC systems, carpentry, paint and drywall repairs, glass and windows, roofs, siding, foundations, grounds, landscaping and other related trades.
  • Demonstrate excellent written & oral communication and presentation skills and the ability to listen, observe and comprehend both verbal and physical communication.
  • Exhibits a high degree of professionalism and respect through appearance and interactions with others.
  • Ability to lead effective teams and develop strategic solutions.
  • Ability to organize, prioritize and efficiently manage time.
  • Proficiency in using MS Office Suite and a major property management or maintenance management software program.
  • Up to 75% local travel in and around Green Bay and the Fox Cities (Appleton).
  • Maintain a valid driver’s license with acceptable driving record.
  • Must be able to physically inspect properties.
