The Security Operations Manager (SOM), as an employee of Transwestern, will provide strategic, compliance, and operational oversight of the security program for Class-A, Downtown Minneapolis, High-Rise Office Tower. The responsibility of this role is to manage the security vendor and ensure contract obligations are met and best practices relating to access control, fire life safety, emergency response, security technology management, and tenant training offerings exceed Class-A office standards for the Minneapolis market. This role is part of the Property Management team, and we are looking for someone who is enthusiastic and results oriented. Essential Job Functions: Serve as the primary contact for security matters and to partner with security contractor, market leadership, and law enforcement entities. Develop security employee and tenant training programs under the guidance of the Property Manager. Train, develop, and mentor security personnel to provide professional service and ensure all operational processes comply with company policy and applicable federal and state regulations. Maintain professional working relationships and promote open lines of communication with building management and other departments. Ensure security vendor hiring processes and candidate selection are in accordance with building job duties. Under the direction of the Property Manager, will facilitate or assist building management with meetings and tenant presentations relating to building processes and security practices. Attend security industry events and develop professional relationships with various City agencies. Experience managing card access and video surveillance systems or willingness to learn. Audit invoicing to ensure contract compliance and assist property management with security budgeting processes. When directed by Property Manager, sign criminal complaints on behalf of Transwestern and attend court to prosecute offenders. Administer First Aid/CPR, as necessary. Other administrative tasks as assigned by the Property Manager. Physical Requirements: Long and flexible hours sometimes required. Medium work – exerting up to 50 pounds of force occasionally, and/or 20 pounds of force frequently or constantly to lift, carry, push, pull or otherwise move objects. Must be able to climb stairs, descend stairs and run. Must be able to stand for extended periods of time. On occasion must be able to physically deter individuals who pose a threat to visitor and/or tenant. Operational Management: Bachelor’s degree in criminal justice, Law Enforcement Management or related field and/or equivalent experience/education preferred. At least 5-10 years of security experience, with 2 to 3 years of experience in a supervisor or leadership role. Develop mobile patrol schedule to ensure critical areas are monitored. Develop and manage security operations policies and procedures to include key control. Create a culture for staff to provide exceptional customer service to all tenants and guests. To be on call, unless scheduled for paid time off, and respond as needed due to a client or building management request or emergency. Identify opportunities to update or improve department objectives and standard operating procedures and make recommendations to appropriate staff. When requested by the Property Manager, conduct investigations relative to property losses, accidents, and crimes against the property, maintaining confidentiality of all incidents/accidents, completing incident/accident reports in a clear and concise manner. Policy development and training experience preferred. Understand and have familiarity with Service Employees International Union (SEIU) Local 26 CBA. Proficiency with MS Office products as well as site-specific security programs.
