TRF Pacific Management Services, LLC is looking for a full-time Condominium Association Portfolio Manager. Under direction of Board of Directors, and company leadership, the Association Manager is responsible for the daily business operations and leadership direction of a portfolio of Community Association, as required in the governing documents, any applicable state law and outlined in the TRF Pacific Management Services, LLC management contract. Furthermore,

  • Contribute to the TRF Pacific Management Services and family of companies’ culture by providing a positive attitude in team-oriented environment.
  • Facilitate the operation and administration of each Association in accordance with the management agreement and each Association's policies and procedures, including property visits.
  • Provide strong leadership and make recommendations to the client to enhance the corporation, policies, procedures, and overall community quality of life.
  • Act as the primary liaison with the Association Board of Directors and homeowners as needed.
  • Perform/direct administrative and management duties as requested by the Board of Directors and in accordance with the management agreement.
  • Responsible for routine and special project administration including procurement as well as performance evaluation as contracted.
  • Provide draft budgets 90 days in advance and advise and conduct ratification and annual meetings in accordance to the law and the associations governing documents. This includes in producing notices in a timely manner for mailing.
  • Provide and/or oversee recommendations to the Association Board of Directors and committees regarding expenditures as required to maintain the desired community appearance and operation.
  • Attend Board meetings at the association's location or a location designated by the Board.
  • Ensure management tools are being effectively developed and utilized such as annual calendar, action item list, resolution worksheets, timed agendas, RFP matrixes, committee charters, procurement procedures, FY operating budget, etc.
  • Prepare Board packages and email them seven days in advance of the meeting.
  • Maintain communication with the Board and Homeowners of items affecting them and the property including legal actions.
  • Maintain paperless unit and contract files relating to the operations of the Association.
  • Participate in the disclosure document communication and processing requests.
  • Facilitate Board and homeowner requests, completing them within a two-week timeframe.
  • Other duties as assigned.
  • Operate with integrity and a strong moral compass.

This includes oversight and leadership of service contractors and daily interaction with community residents and volunteers. The position requires the ability to multi-task on a variety of levels, with the utmost focus, organization and professionalism in action, written, and spoken communication.

The Community Association Manager serves as an integral part of the leadership of the community, acting as an advisor and leader to the Board, and by creating a variety of opportunities to promote a sense of community.

The ideal candidate will have: a CMCA designation, at least one year of community management experience, and possess a strong operational knowledge with a background overseeing common area amenities and maintenance. Must also have excellent communication skills, and an understanding of community financial operations, and strong business partner relationships. Qualified candidates must be self-motivated and be able to work effectively with a board of directors and will have a positive attitude towards the TRF team members.

Experience:

  • Community Association management: 1 year
  • Microsoft office

Education:

  • CMCA designation and Bachelor's (Preferred)

Location:

  • Seattle, WA 98121- Servicing the greater Seattle area

License:

  • CMCA designation
  • Washington driver's license
