Summary Description
Responsible for project management of small to mid-size building automation projects pertaining to HVAC and electrical building controls.
Duties and Responsibilities
Essential Functions:
- Maintains general knowledge and hands-on practical knowledge of building automation systems, installation methods (NEC Code), and troubleshooting skills.
- Reads and interprets contracts to be intimately knowledgeable about billing requirements, payment terms, delay claims, change orders, liquidated damages, and all other key provisions in order to protect the interests of the company.
- Reads and understands proposals, estimates, plans, and specifications for all projects handled in order to understand project requirements, maximize revenue opportunities and protect the interests of the company.
- Develops project plan and schedule for all projects that meet established BAS turnaround times, and maximizes efficiency, productivity, revenue opportunities, and customer satisfaction.
- Conducts and manages project kickoff process to ensure that all parties involved understand project scope and responsibilities.
- Manages all project resources, including engineering, startup, installation, and any subcontractors to ensure that project performance goals are met, project costs are at or below budget, deadlines are met, and project information is effectively communicated to all concerned parties.
- Pursues estimates and submits change order and delay claims whenever appropriate, in a timely fashion on all projects. Books change orders that are accepted.
- Selects subcontractors as needed, secures contract with them, and manages subcontractors to ensure job is completed under contract terms.
- Ensures that 100% customer satisfaction goal is met on all projects.
- Attends job meetings to ensure effective coordination of work between contractors and sub-contractors and Tri-M.
- Regularly updates manpower planning report and accurately forecasts project revenue within established time frame.
- Ensures that Tri-M invoices on projects will be accepted by the owner, GC, CM or MC on a monthly basis and tracks A/R to ensure that it meets contract terms and assumes responsibility for collection calls on accounts that exceed 60 days.
- Manages project finances by developing project schedule of values that maximizes project cash flow. Adjust ETC information accordingly.
- Performs job reconciliation on assigned projects of $75,000 or larger or other size projects as required.
- Develops mutually beneficial and respectful relationships with all subcontractors, site trades, and general contractors and maintains positive working relationships with all customers.
- Ensures timely completion of project punch lists, makes sure that labels and as-built drawings are installed in panels and that final documentation is completed.
- Performs customer and/or employee training as required.
- Performs job estimates/takeoffs as required.
Job Qualifications
Skills/Educational Requirements:
- High school diploma or equivalency. Associates degree in mechanical or electrical engineering preferred.
- Minimum of 5 years’ experience in the Building Automation, HVAC or Electrical construction industry involving project supervision. Field technician or installer experience helpful
- Demonstrated ability to direct subcontractors in a manner that maximizes their performance.
- Intermediate knowledge of Microsoft Windows applications: Word, Excel, PowerPoint, Access
- Basic knowledge of drafting software (preferably AutoCAD or Visio)
- Basic programming experience applicable to building automation systems (Visual Basic, Plain English)
- Excellent organizational skills with good attention to detail and the ability to prioritize tasks to meet deadlines.
- Excellent human relations and communication skills
- Ability to think and make decisions independently within the guidelines provided.
- Ability to work under pressure in a fast-paced environment
Physical Requirements:
- Working a minimum of 40 hours/week
- Sitting 6 to 8 hours/day.
- Lifting weights of 0 to 30 lbs. from floor to above shoulders.
- Repetitive use of hands for writing, typing, data entry, and filing.
- Vision adequate for computer use and reading.
- Hearing adequate for phone use.
- Standing, climbing, kneeling, reaching, bending, twisting, and walking as needed to perform site surveys to collect data for project design.
- Balance adequate for climbing ladders, scaffolds, and lifts.
- Environmental factors include working in: temperature extremes of 0 F to 100 F up to 8 hours inside or outside; atmospheric exposure to dust, gases, fumes, odors; and poor ventilation in confined spaces.
- Special hazards include exposure to mechanical, electrical, chemical, and explosive hazards.
- Personal protective equipment includes use of hard hat, safety glasses, steel-toed shoes, gloves and hearing protection.
