JOB SUMMARY
The Maintenance Technician I meets standards regarding the appearance of the exterior physical features of the community by performing tasks to maintain the grounds, amenities, and overall curb appeal of the property.
KEY RESPONSIBILITIES
Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
Remove trash and any items remaining in vacant apartments before starting the make-ready process.
Cleans and maintains refuse and storage areas.
Completes assigned minor and routine service requests as requested by the Maintenance Supervisor and/or Community Manager and assists as needed in the make-ready process.
Distribute notices and communications to residents as necessary.
Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.
Demonstrates customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints about maintenance services.
Complies with safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety-related laws and requirements, and reporting accidents and incidents promptly and accurately.
Must assist and/or work during onsite events as needed.
JOB REQUIREMENTS
0-1 years of experience as a Groundskeeper/Housekeeper or Maintenance Technician.
Must be willing to participate in an “on-the-job maintenance training boot camp” (details below).
Must assist and/or work during onsite events as needed.

Excellent communication skills.
Follows established policies and procedures.
Must read, understand, and comply with product labels, safety, and policy and procedure manuals.
Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
Must assist and/or work during onsite events as needed.
Possess exemplary customer service skills and help retain existing residents through great service.
Must have all certifications as required by State or Local jurisdictions.
Must have a valid driver’s license.
High school diploma or GED.
ON-THE-JOB MAINTENANCE TRAINING
Maintenance Technician I will go through an in-depth two-week training bootcamp at the start of employment (travel may be required).
Maintenance Technician I will complete training with the Maintenance Operations Manager.
Training will include various appliance repairs, HVAC training, and training as needed.
