About the position...
The Commercial Property Manager will provide full financial and operational oversight for a portion of our commercial property portfolio in support of the company's Property Management division.
- Responsibility for the preparation, maintenance, and archive of all lease file records.
- Oversight for handling the details of tenant move-ins & move-outs, giving special attention to the return of security deposits within allotted time frame.
- Coordinate all aspects of tenant transitions including keys/access, insurance certificates, occupancy permits and punch list items generated from walk through inspection form.
- Act as the main point of contact for all tenant relations and property level concerns to assure maintenance of company approved standards.
- Prepare and issue maintenance work orders, ensuring that all maintenance requests are handled on an immediate one-call basis or notify tenant if there will be a delay and why.
- Tour all properties on a monthly basis and attend all annual property walks with the owner.
- Work within the established budget and notify the PMG Accounting Manager of variations from the budget.
- Continually inspect property and improvements, recording deficiencies and taking the necessary action, within budgetary requirements.
- Maintain necessary records of all tenant billable transactions of the property and prepare annual expense budgets for each property managed.
- Process rental payments and late rent notifications.
- File delinquent accounts, both landlord/tenant and civil actions, with appropriate District Court and attend hearings as necessary.
- Prepare monthly budget variance reporting for each managed property.
- Review and approve vendor invoices.
