This position is responsible for the region south of Charlotte, NC including Monroe, Wingate, Weddington, Pageland and Lancaster.
The Market Partner Land is responsible for leading the land development construction, scheduling, maintenance, warranty, and governmental compliance/acceptance functions. This role also contributes to the land pre-development processes of value engineered design, governmental agency approval, estimating, purchasing, and business administration. This role is responsible for the coordination of site image enhancement and maintenance, including facilitating site related functions of each Homeowners Association. The Market Partner Land implements the Leadership Charter - establishes team congruency with the True Difference; demonstrates leadership consistent with the True North Leadership Platform (TNL) platform; and matures their Functional Platform. - Leads the Land Team to achieve a predictable and consistent supply of lots developed in alignment with our quality standards, on schedule and within cost budgets
- Manages and schedules land development construction through field inspection and coordination in alignment with value engineering process, approved plans, signed contracts, quality standards, scopes of work, and schedules to reflect project goals
- Manages the process of obtaining utility company plans and approvals for construction
- Verifies all governmental approvals and executes pre-construction and inspection meetings with all relevant agencies
- Develops and maintains quality relationships with government regulators and utility engineers
- Leads the maintenance, warranty, and governmental compliance/acceptance functions of land development
- Ensures that performance and maintenance bonds are released in a timely manner
- Analyses site image enhancements required to conform to company standards for existing communities or the design and execution of new community elements of entryways, common areas, landscaping, and amenities, including facilitating site related functions of each Homeowners Association
- Participates in the land leadership team in the value engineering process, quality standards, scopes of work, contractor selection, and proactive schedules to support long term land development goals
- Ensures that lot premium structure is set in conformance with community standards and adjusted in response to local market performance
- Manages lot inventory including lot releases to sales and lot premium pricing and provides all required information prior to start of sales
- Ensures that lots that the three-step lot orientation, turnover to sales, and turnover to construction process is executed consistently and predictably
- Engages in monthly review and update of the transition report
- Performs other duties as needed or required
Results/Accountability:
- Ensures team congruency with True Difference
- Ensures leadership congruency with Culture, People, and Platform (CPP) and TNL Platform
- Ensures conformance to Federal, State, and Local governmental agency approvals and standards
- Ensures that quality standards are consistently executed by site development contractors and engineers
- Ensures that contracts and schedules deliver lots in conformance with the transition report as updated monthly
- Communicates community delivery status to the Executive team, Managing Partners, and Starts team weekly
- Ensures community elements are designed before the Sales Roll Out and executed prior to grand opening
- Communicates complete information on the community to the Sales team prior to opening for sales including lot premium structure and rationale, proposed lot release phasing, plat maps, and covenants prior to Sales Roll Out
- Completes the Lot Acceptance checklist for all lots accepted into the home building group
- Coordinates field construction of company developed communities effectively and monitors variances to cost, quality, and schedule
- Manages lot inventory as measured by Lot Allocation Strategy effectively
Qualifications:
- Bachelors degree and/or relevant work experience
- Ten or more years of experience in homebuilding or land
- Seven years of supervisory experience required
- Proficient in Excel in MS Project
- Valid drivers license, current automobile insurance, and reliable personal transportation for daily local travel and biweekly travel in other markets as required

Working Conditions:
While performing the duties of this position, the associate is regularly exposed to outside weather conditions, which may include wet and/or humid conditions, and extreme cold or extreme heat.
