Summary:
The Facility Maintenance Coordinator is responsible for the overall maintenance of the physical premises and security of the people of all locations of the Company. This includes planning operational policies and procedures, managing department workers, maintaining a budget, and supervising usage of supplies and equipment for the facility. They will have plans in place to maintain a variety of systems and functions within the facility. The Facility Coordinator must continually monitor the facility for compliance with safety, health and environmental regulations.
Essential Functions (must be able to be performed with or without reasonable accommodation):
- Perform a variety of locksmith duties; install, repair, and replace locks on doors.
- Paint, remodel, and refurbish areas as needed.
- Inspect buildings, electrical systems, grounds, and equipment to ensure safe, well-maintained conditions, identify hazards, defects, and the need for adjustment or repair.
- Complete maintenance work as assigned and in a timely daily manner to include supervision and collaboration of warehouse and grounds clean up.
- Delegate and supervise department work to department workers.
- Perform minor troubleshooting and repairs; replace light bulbs, ballasts, and fuses.
- Assist with preventive maintenance and troubleshooting on HVAC system, changing filters, blower motors, and bearings.
- Identify and perform service and repair on plumbing fixtures, open clogged lines, and drains.
- Identify and complete carpentry repair work.
- Identify and complete electrical repair work.
- Identify and complete plumbing repair work.
- Perform janitorial duties as needed. Like trash removal, restocking/cleaning restrooms, sweeping/moping/vacuuming, cleaning/disinfecting tables and counters, cleaning entryway, cleaning/polishing/floors, cleaning/disinfecting community surfaces (handrails, water fountains, vending machines, etc.)
- Assist with moving loading, unloading, and storing supplies, furniture, and equipment.
- Inspect, service and maintain operational functionality of automatic speed doors.
- Inspect and test fire extinguishers and emergency lighting, run fire pumps, all in accordance with compliance timeframes.
- Assist in the maintenance of company owned equipment.
- Experienced with use of heavy equipment, forklift.
- Assist with snow removal.
- HVAC knowledge preferred.
- Responds to necessary situations on-call basis when assigned.
- Adjustment of hours and/or weekend work may be required and/or occasional overtime.
- Cross-Train direct reports for coverage of duties and responsibilities when needed.
- Must be able to work flexible hours.
- Performs other work-related duties as assigned.
Qualifications:
- 7 plus years of supervisory experience in building construction, maintenance, or repair work; or a combination of training, education and experience equivalent to the above requirement that provides the required knowledge and abilities.
- Possession of a valid NYS Driver’s License. OSHA training certifications include but not limited to forklift training certification training.
- Knowledge of: the operations, services, and activities of a facilities maintenance program; principles and practices of employee supervision, training, and performance evaluation; construction methods and practices; tools, materials, methods, and procedures used in building maintenance and repair; basic purchasing methods and practices; Federal, State, and local laws, ordinances, and regulations pertaining to the building industry and safety practices; basic math to determine materials used and estimate the cost of projects.
- Ability to: supervise a staff of trade workers including assigning, reviewing, and evaluating work; read and interpret blueprints and drawings; prepare work sketches; read and understand company and departmental policies and procedures; maintain records of building maintenance and repairs; prepare simple memos using correct grammar, punctuation, and spelling; organize work and set priorities to meet deadlines; establish and maintain effective working relationships with staff, vendors, and other company employees.
- Knowledge of contract terms and practices used in administering contracts for services; inventory methods used to track materials used and on hand; energy efficiency methods used in construction; personal computer applications such as electronic mail, word processing, and databases.
Physical Requirements:
While performing the duties of this job, it will require heavy lifting up to 100 pounds.
Work Environment:
While performing the duties of this job, the employee is occasionally exposed to wet and/or humid conditions, moving mechanical parts and outside weather conditions.
