Property Manager
$60k-$70k Annually

Key Responsibilities:
- Oversee the daily operations of the property, ensuring it is well-maintained and in good repair.
- Coordinate and supervise maintenance staff or contractors for repairs, landscaping, and other upkeep tasks.
- Conduct regular property inspections to identify and address maintenance issues.
- Serve as the primary point of contact for tenants, addressing their concerns and ensuring their satisfaction.
- Handle tenant inquiries, complaints, and requests in a timely and professional manner.
- Enforce lease terms and property rules, managing tenant behavior and resolving disputes.
- Manage the leasing process, including advertising vacancies, showing units, and processing applications.
- Screen potential tenants, conduct background checks, and approve lease agreements.
- Develop and implement marketing strategies to attract and retain tenants.
- Prepare and manage the property's budget, ensuring financial goals are met.
- Collect rent, security deposits, and other fees, ensuring timely and accurate processing.
- Monitor and control expenses, seeking cost-effective solutions for property management.
- Maintain accurate and organized records, including lease agreements, financial reports, and maintenance logs.
- Prepare regular reports on property performance, occupancy rates, and financial status.
- Ensure compliance with local, state, and federal regulations, including fair housing laws and safety standards.
- Select and manage vendors and contractors for property services, such as cleaning, security, and repairs.
- Negotiate contracts and ensure that services are provided as agreed upon.
- Monitor the quality and timeliness of vendor services.
- Ensure the property is safe and secure for tenants and visitors.
- Implement and oversee security measures, such as surveillance systems and access controls.
- Respond to emergencies and coordinate with local authorities as needed.
Qualifications:
- Bachelor's degree in Property Management, Business Administration, Real Estate, or a related field preferred.
- 2 or more years or proven experience as a Property Manager or in a similar role.
- Strong knowledge of property management principles and practices.
- Excellent communication, negotiation, and interpersonal skills.
- Proficiency in property management software Yardi and Microsoft Office Suite.
- Strong organizational and time management skills.
- Ability to handle multiple tasks and prioritize effectively.
- Knowledge of relevant local, state, and federal regulations.
- Certification in property management (e.g., CPM, ARM) is a plus.
- Bilingual Mandarin or Spanish preferred but not required.
