POSITION PURPOSE: 

This position is responsible for general maintenance, grounds keeping and landscaping of all UIDC properties. Depending on knowledge and skill level, performs technical and non-technical routine maintenance duties on a wide variety of building and facility equipment, fixtures and systems.  Repairs a variety of equipment, machines and systems used in the daily operations of the properties.  Installs new equipment and parts as necessary.  Performs preventative maintenance inspections and preventative maintenance services.  Ensures that the premises are always clean and orderly. Knowledge of, or ability to learn how to interpret irrigation and landscaping designs, chemical mix ratios, horticulture practices for turf maintenance and proper pruning techniques. 

ESSENTIAL FUNCTIONS: 

  • Review maintenance requests, identify, recommend, and implement optimum solutions.   
  • Operate, maintain, troubleshoot and repair a variety of shop and portable power tools. 
  • Replace light bulbs, fixtures, covers, and filters.  
  • Perform a variety of plumbing tasks including pipefitting; repair and maintenance of toilets, urinals and mechanical flushing systems; repair and replacement of water lines, faucets, drains and water pumps; clean drains and associated piping. May be required to crawl under homes to conduct repairs.  
  • Carpentry including patching, building, repairing structural damage, painting interior/exterior and wall papered surfaces. Perform rough and finish carpentry duties in the maintenance, repair, alteration and construction of buildings. Perform such duties as making and/or repairing counters, benches, partitions, doors, floors and building framework. 
  • Carpet and floor installation or repair. Multiple types of floor and wall coverings are utilized at each of the properties.  
  • Operate, maintain, troubleshoot and repair all landscaping equipment, including tractors, sweepers, lawn mowers, hedgers, leaf blowers and weed eaters. 
  • Maintain grounds of properties using hand/power tools or equipment, including mowing, planting, watering, digging, raking and sweeping.  
  • Diagnose fungus and insect issues and apply herbicides, pesticides and fertilizer as needed.  
  • Trim and prune shrubs and trees using proper techniques as needed. 
  • Service, program and maintain irrigation systems, including pumps, low voltage lighting, sprinkler controllers and sprinkler heads.  
  • Maintain paved and gravel roads and parking lots. 
  • Maintain undeveloped areas to comply with fire code and appearance expectations. 
  • Police trash in and around trash enclosures. 
  • Safely dispose of human waste and potential hazardous items using appropriate personal protective equipment when encountered.  
  • Ability to climb ladders, access attics and crawl spaces. 
  • Perform and record regular preventative maintenance for all equipment and document in accordance with department policy. 
  • Follow all job specific processes, procedures, and safety requirements. 
  • Refers customer concerns or complaints to Management in a continuous effort to provide superior service and quality work for our tenants. 

Requirements

 

QUALIFICATIONS: 

  • High School Diploma or GED certificate preferred. 
  • Vocational/Technical Training in Building Maintenance, related maintenance or construction experience desired.  
  • 2 years’ experience in the building maintenance, construction, or related repair field desired.   
  • 1 - 3 years of gardening or landscaping experience desired.  
  • Ability and desire to obtain certificates or licenses for specialty trades. 
  • Capable of handling multiple priorities and tasks. 
  • Excellent organizational, verbal, interpersonal, and customer relation skills. 
  • Basic computer skills. 
  • Analytical/mathematics skills are essential. 
  • Ability to read and comprehend written instructions. 
  • Current Driver’s License with the ability to qualify for the UIDC’s Drivers Program.
