United Freezer & Storage Company, a real estate and warehouse company is seeking a maintenance & housekeeping team member in Austintown, Ohio.
Qualifications
· Candidates should have a minimum of 5 years in general facilities maintenance
· Ability to be Forklift & Scissor Lift certified
· Driver’s License and personal truck available for use
· Willingness to learn food safety aspects of the job
· Effective communications skills, including computer using Microsoft office software
· Ability to work effectively in a small casual family-oriented office environment
Position Summary
Reports to the Vice President – dotted line to the President and Warehouse Manager – Responsible for closing out work orders in the projected timeline, in order to, maintain a clean and safe working environment for tenants and employees at all times in four warehouse buildings.
Duties and Responsibilities
· Maintain property with goal of keeping areas clean at all times
· Identify areas of concern and communicate repairs to the Vice President
· Electrical: Performs basic electrical installation of LED light fixtures, warehouse door openers, changing to LED light bulbs and repair work in wiring for outlets, power circuits; inspects electrical systems for unsafe conditions.
· HVAC: Maintains and inspects Reznor type heaters/air handler using a log and PM program/service including filter changes
· Plumbing: Identifies and performs basic repairs of plumbing leaks or breaks in restrooms; opens clogged lines and drains; replaces washers and other minor parts; repairs/replaces hot water heaters, troubleshoots fire suppression alarms
· Painting: Prepares various surfaces for paint, drywall, caulk, or foam insulation
· Grounds Maintenance: Maintains grounds in clean and orderly manner including mowing, trimming, and weeding lawns; maintains grounds maintenance with shoveling and de-icing during winter months; trims tree branches, maintains lawn equipment properly after each use.
· Carpentry: Perform basic carpentry work in construction and repair of structures such as walls, doors, fences, and window frames
· Walls, Ceiling & Floors: repair cracks with caulk, foam, or other repair products
· Doors: Replaces door hardware, including keys and glass
· Masonry: Repair cement cracks where needed for building interior & exterior.
· Special projects: has the capability to work outside of his Maintenance position to assist with special projects in temporary capacity
· Perform monthly inspections on items such as fire extinguishers, air compressors and emergency lighting
· Maintains a clean work area and organized maintenance rooms
· Prepare written timecards daily
· Provide solutions and suggest procurement parts for repairs
· Perform other job functions upon request, including housekeeping functions
Outlook
Desire the qualified candidate to create a written Preventative Maintenance program for all furnace type equipment, all roof inspections, all warehouse dock doors, lawn, and landscaping tools
