WHO ARE WE?: Urbatect Development, LLC is a Design-Build firm serving all major metropolitan areas around CA. Urbatect Development provides innovative design and build solutions for various types of Clients including but not limited to HOA, Homeowners, Private Investors/Developers, Public & Private agencies amongst others. With over 1,000 projects completed, Urbatect Development has an incredible and extensive experience in both design & construction that has allowed them to be successful with hundreds of clients in the past. Urbatect Development specializes in residential, multifamily, Commercial and other sectors.
BIG PICTURE: This is a role for a motivated industry leader who can plan, organize and execute our ADU's, additions, new developments and remodels for residential & multifamily projects throughout Santa Cruz county, the Bay Area, Monterey County & San Benito County. This individual will play a critical aspect in the execution of multiple jobs at the same time. Great planning, organization and excellent customer service is absolutely required. The Construction Project Manager will be in-charge of the day-to-day activities happening in various site simultaneously along with Project Foreman. This role can lead to a future promotion into a Director of Project Management role, executive role or similar roles within our organization.
DUTIES WILL INCLUDE, BUT ARE NOT LIMITED TO THE FOLLOWING:
- Provides leadership and support to our field team, design team, vendors, subcontractors & other stakeholders.
- Responsible for ensuring projects are built in a timely manner. Our goal is to always exceed customer's expectations.
- Develop positive relationships and new business with existing clients, design team, field operations, vendors and subcontractors.
- Work closely with leadership team to resolve any issues that may come up.
- Uses existing network to promote Urbatect.
- Provide site visits with potential & existing customers as/if required.
- Inspect work in progress to ensure that workmanship conforms to specifications and adherence to construction schedules.
- Thorough knowledge of contract documents required to properly plan construction sequencing, staffing, and subcontractor coordination.
- Must be able to problem-solve well to provide solutions to Client, design team or other stakeholders.
- Candidate must have great inter-personal skills and be very good with selling the projects to potential customers.
- Review RFI's, submittals, invoices and other important documentation in a timely manner.
- Review all subcontractor and vender shop drawings, product data, samples, manuals, etc., for compliance with contract documents and coordination with all other items of work.
- Review and understand construction drawings and help spot any potential coordination problems or missing information.
- Ensure projects are built per approved contract documents.
- Manages project budgets to ensure projects are profitable.
- Supervise project work and ensure high quality installations are done onsite.
- Provide mentorship to personnel as required.
- Has extensive experience in the residential sector.
- Has the ability to work on a variety of projects simultaneously.
- Has the ability to perform on-site inspections if & when required.
- Meet & or beat deadlines according to project & leadership schedules.
- Communicate with all parties effectively and accurately.
- Attends meetings as required.
- Coordinate & communicate construction with design team, city officials, utility officials, client, etc. to ensure timely decision and approvals are being made.
- Coordinate finishes with Client & Interior Designer to ensure details are fully coordinated.
- Utilize Urbatect's internal project management software, follow process & procedures accordingly! We are always open to change so ideas for improvement are ALWAYS welcomed!
- Represent Urbatect in the most professional manner with all parties involved. Provide excellent customer service to clients with a positive attitude, can-do attitude, and determination to help clients meet and exceed their project goals.
- Must have initiative and require no supervision to complete its duties and responsibilities.
- Must have reliable transportation as the role will require some travel from time-to-time.
- Assist with estimates if additional scope is requested by Clients.
- Coordinates with and act on behalf of client to resolve issues and ensure successful closeout and trasnsition of project to end users.
- Develops means of tracking and monitoring subcontractor work; follow-up regularly and update job records.
- Maintains compliance with the contract terms.
- Estimating new projects and performing site visits if required
- Selling experience is desired for this role
- Inspection coordination with the city, third party inspectors or design team
- Have a thorough understanding of the plans and specifications for each assigned project.
- Process and document all change orders and general construction administration
- Construction Administration: Prepare procurement documents, administer bid process, and oversee contracting process including change management, closeout, and reporting.
- Assists Marketing & Sales team when and if required.
- Keeps track of lessons learned and distributes to team.
- Manage & update construction schedules accordingly using Microsoft Project.
- Ensures vendors and Subcontractors are properly licensed and insured as required.
- Obtains permits through local agencies as necessary
- Supports the Company’s safe workplace policies and practices and promotes adherence.
- Supervises Construction Foreman to ensure the success of each project.
- Develop an RFI list of inconsistencies, and troubleshoot difficult construction problems as needed.
QUALIFICATIONS:
- 6-8 years minimum of full-time experience in a similar role managing and running similar construction projects
- BS in Construction Management, Architecture or Engineering desired but not required
- California Contractor's License Class B desired but not required
- Certification or in-progress towards CCM, PMP, PE, or related credential desired but not required
- Excellent communication skills (written, verbal, listening)
- Strong leadership skills & business acumen
- Proficiency in Microsoft office; Project, Excel, Word, PowerPoint, Outlook, AutoCAD, Revit, Bluebeam, etc.
- Must have an excellent work ethic. We are looking for individuals who want to excel and grow within our company and the industry!

- Self-motivated, energetic, and organized, with strong leadership skills.
- Strong communication and collaborative skills. Bilingual is a big plus!
- Must have client management experience & amazing customer service.
- Must have strong knowledge of applicable building codes, accessibility, code research, and permit coordination.
- Must be able to multi-task and work on several projects at a time.
- Must work well under stress and be deadline and goal driven.
