Main Roles and Responsibilities: Oversee the delivery of maintenance and repair services Ensure customer satisfaction with delivery of facility management services and provide a lead role in monitoring and increasing customer satisfaction Leverage JLL Mobile Engineering Services team for maintenance services Manage third-party contractors/vendors engaged in operating and maintaining properties Transform existing operational practices to leverage JLL tools, processes, relationships, best practices to ensure service delivery is highly efficient and effective. Ensure compliance with JLL minimum audit standards Manage the maintenance of existing contracts Coordinate discussions with selected vendors or suppliers regarding goal setting, performance criteria, and performance review Interface with clients of selected properties to support on-site activities including repairs, maintenance, project work Coordinate and management facilities related projects Coordinate tenant improvement projects and engage JLL subject matter experts when needed and collaborate with client on approval of scope and cost Coordinate scheduling for Corporate Apartment Client Relationship Management Primary interface with client representatives. Collaborate to determine client expectations. Ensures delivery of committed services and overall satisfaction with JLL performance. Demonstrate leadership, responsiveness and creativity in finding solutions for service delivery. Support Regional Manager in the implementation of short and long-term projects for client Employee Management Provide the strategy, vision and continuous improvement to drive the facility personnel to advance the quality of service delivery and further the client partnership. Foster a collaborative teamwork environment. Promote energy and enthusiasm. Maximize productivity. Motivate employees with recognition and career growth opportunities. Ensure optimal roll out and training in the use of standard Jones Lang LaSalle tools, processes and systems: 360 Facility computerized maintenance management system, JD Edwards finance and accounting, Clarify call center operations, SiteStuff e-procurement, and any others. Ensure facility compliance with use of the new tools. Complete all performance reviews, both mid-year and year-end, on a timely basis. Ensure that individuals that do not achieve excellence or show significant performance problems are coached and put on improvement plans. Work with HR to ensure proper performance management steps are taken. Work with the Regional Manager to source employee career growth and development opportunities within or outside of the account. Understand employee career growth aspirations to enable matching of firm needs with employee abilities. Service Delivery Leads the facility organization to perform in accordance with the Service Level Agreements, achieve the Key Performance Indicators and score favorably on the client satisfaction surveys. Administer contract services including all major facilities operations as well as food, janitorial, security, landscape and soft services Optimize service call responsiveness and use of the National Property Service Center. Ensures reliability of building infrastructure supporting operations by completing preventive maintenance and reactive work orders. Ensure properties in the regional portfolio pass the Jones Lang LaSalle management, operations and financial audits Financial Management Meet facility specific cost savings targets to contribute to the account achieving significant savings in year one and two of outsourced operations. Oversee the appropriate monthly/quarterly/annual reporting appropriate for the client Develop monthly/quarterly variance reporting on all operating budgets for each property on a timely basis Assist in the development and management of the detailed, zero-based annual operating budgets for each building Assist in the development and management of capitol budgets Skills/Qualifications Bachelor’s degree or equivalent work experience in facilities management Minimum of 2 years of industry experience required either in corporate environment, a third party service provider Experience in managing multi-site locations, vendors and capital projects Superior client relationship management skills Ability to plan and manage within budget and time constraints Strategic thinker with strong implementation orientation Understanding of commercial leases, contract documents and routine accounting methods Familiarity with and understanding of building systems Ability to multitask and work without direct supervision Proficient in MS Office, and possess strong written, verbal and people skills Strong organizational skills and collaborative management style needed. Estimated compensation for this position is: 105,000.00 – 121,000.00 USD The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed.
