Job Summary

This is a full-time non-exempt position that reports to the Regional Property Manager.  It is important to UNPHC that their properties be maintained in a safe and attractive manner. Maintenance personnel must be constantly aware of the condition of the physical properties, and immediately correct unsafe conditions, e.g., broken gates, broken steps, open holes, broken/burned out exterior lights, as well as unsightly or unsanitary conditions, e.g., trash, broken glass, etc. Maintenance personnel will from time to time be on call to respond to emergencies.

Qualifications

Education and Experience

  • High school diploma or equivalent, trade school, or equivalent experience required.
  • A valid Utah driver's license is required, as is the use of a personal vehicle with liability insurance.
  • Basic mechanical aptitude.
  • Thorough experience with hand tools and power tools of all kinds. Experience working with the general public, vendors, and clients.
  • Minimum of 2 years of experience in the maintenance of multi-unit rental property.
  • HVAC and other certifications are not required but are encouraged.

Skills and Knowledge

  • Ability to use a computer and mobile phones for work order software, email, reviewing timesheets/requesting time off, and web access.
  • Physical ability to conduct inspections, accomplish repairs, lift and carry weight up to 75 pounds, and climb ladders to a height in excess of 10 feet.
  • Knowledge of purchase order and inventory control systems.
  • Knowledge of federal, state, and local regulations regarding safety requirements.

Duties 

  • Completes work orders in a timely and accurate manner.
  • Cleans up after work is complete.
  • Performs repairs on the property, including painting, carpentry or wall repair, and minor plumbing, electrical, air conditioning, heating, etc.
  • Maintains exterior common areas and grounds, including trash pickup.
  • Provides on-call after-hours maintenance service as directed by the Regional Property Manager. Responds to emergencies as instructed and complete incident/accident reports related to emergency or incident.
  • Oiling door knobs, locks, hinges, and gates, as required.
  • Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains.
  • Installing and repairing wires, plugs, and switches.
  • Touch-up painting as needed throughout the property.
  • Tracking inventory to ensure that you have adequate maintenance supplies. Utilizes ResMan to track tool inventory and capital items inventory.
  • Ensuring that fire extinguishers, hydrants, alarms, and emergency exits remain in excellent working condition.
  • Unlocking apartments in instances where tenants have lost or forgotten their keys (if available).
  • Scheduling vendors that warrant special technical skills. Ability to oversee the work progress.
  • Advises the Property Manager on the property’s overall condition, including potential hazards. Document preventative maintenance.
  • Responsible for the overall condition of the property.
  • Follow through with Reasonable Accommodation repairs and maintenance as directed by the Regional Property Manager.
  • Complete Purchase Orders and submit them for approval.
  • Utilizes ResMan maintenance/work order system to record all maintenance work, including closing out work orders.
  • Performs unit inspections with the Property Manager.
  • Attend appropriate meetings, seminars, and workshops as designated. Complete assigned training promptly.
  • Wear personal protective equipment, including but not limited to: lumbar belt, safety goggles, and cut/slash proof gloves.
  • Notifies Property Manager and Regional Property Manager of any property loss or liability related incidents immediately.
  • Performs other related duties as assigned.
  • Ability to work collaboratively and professionally with all personnel and vendors. Ability to commit to the mission and values of the company.
