What are the responsibilities and job description for the Property Manager position at Value Add Contracting, LLC?
We are looking for a Property Manager/Leasing Agent to oversee all aspects of an apartment community near Cedar Rapids, IA. This will include resident relations, leasing/marketing activities, maintenance coordination, and accurate accounting, among other responsibilities. This position is public-facing and will require a candidate with strong interpersonal skills.
Core Responsibilities:
- Manage the day-to-day activities of assigned properties.
- Act as the primary point of contact for applicants, residents, maintenance personnel, third-party professionals, vendors, and subcontractors.
- Track and achieve monthly occupancy goals. Advertise and market available units. Assist applicants with property tours, reliably answering phone calls, preparing application paperwork, and communicating lease requirements.
- Maintain accurate documentation including leases, inspection forms, work order requests, various property reports, and receipts.
- Perform rent collection activities (including deposits, late fees, etc.). Promptly file/post legal notices per lease terms while following applicable local, state, and federal laws and regulations.
- Maintain positive relationships with residents. Timely follow-up with questions, concerns, or issues in a professional manner.
- Manage work orders and meet with maintenance supervisor on a weekly basis. Follow policy regarding maintenance chargeback items.
- Walk property on a regular basis and report needed repairs to maintenance personnel. Participate in all property inspections.
- Collect proposals from vendors and make recommendations. Coordinate vendor schedules.
- Perform regular bookkeeping duties and propose budget forecasts.
- Complete monthly reporting requirements in a timely manner. This includes various property (e.g. occupancy, delinquency, maintenance) and financial (e.g. income/expenses, budgets) reports that assess the operational status of the property. Understand and review monthly financial statements.
- Other duties as assigned.
Required (and Desired) Qualifications:
- Excellent interpersonal skills and professionalism are required at all times.
- Basic computer competency (email, Excel, etc.) is required.
- 2 years of property management experience is required.
- Experience with property management software (Rent Manager, Buildium, Yardi, etc.) is strongly desired.
- Experience in accounting/bookkeeping is desired.
- Experience with accounting software (QuickBooks) is desired.
- Must pass a background check.
- Must possess a valid driver’s license with a clean driving record.
Job Types: Part-time, Full-time
Pay: $20.00 - $25.00 per hour
