Role: Regional Property Manager
Reports To: Director of Property Management
Compensation: Starts at $80k
Location: Des Moines, Iowa

Responsibilities:
Portfolio Management:
Oversee the day-to-day operations of a diverse portfolio of properties within the designated region
Implement and maintain effective property management strategies to maximize asset value and achieve financial objectives
Conduct regular property inspections to ensure compliance with company standards and identify areas for improvement
Financial Management:
Develop and manage property budgets, including revenue forecasting, expense management, and capital improvement planning
Monitor financial performance and implement strategies to optimize revenue and control costs
Prepare and analyze financial reports, including income statements, balance sheets, and cash flow projections
Tenant Relations:
Cultivate positive tenant relationships and ensure exceptional customer service at all times
Address tenant concerns and inquiries promptly and professionally, striving to resolve issues to the satisfaction of all parties involved
Implement tenant retention strategies to minimize vacancies and maximize occupancy rates
Leasing and Marketing:
Develop and implement leasing and marketing plans to attract and retain tenants
Collaborate with leasing teams to optimize leasing efforts and achieve target occupancy levels
Stay informed about market trends and competitor activity to identify opportunities for property improvement and leasing strategies
Team Leadership:
Recruit, train, and mentor property management staff within the region
Provide ongoing guidance and support to ensure team members are equipped to perform their roles effectively
Foster a positive and collaborative work environment that promotes teamwork, accountability, and professional development
Compliance and Risk Management:
Ensure compliance with all applicable laws, regulations, and company policies
Implement risk management strategies to minimize liability and protect the interests of the company and its stakeholders
Maintain up-to-date knowledge of industry best practices and regulatory requirements related to property management
Qualifications:
Minimum of 5 years of experience in a Leadership Role
Bachelor's degree in Business Administration, Real Estate Management, Organizational Leadership or related field (preferred)
Strong understanding of financial principles and experience with budgeting, financial analysis, and reporting
Excellent communication and interpersonal skills, with the ability to effectively interact with tenants, vendors, and team members at all levels
Track record of building and leading high-performing teams
Detail-oriented with strong organizational and problem-solving skills
