SENIOR TURNOVER MANAGER

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Perform all functions of the TO Manager as defined in the TO Manager job description
- Monitors overall performance by leveraging reporting to audit against goals and compliance standards
- Reports variances to budget and compliance and provides context and corrective action when necessary on weekly PIR
- Collaborates with senior leadership within Leasing, RM, and Retention on recurring basis to understand overall market headwinds and opportunities
- Assists team members to deliver on operational and budget goals
- Average max turnover cost of 2.1k
- Deliverables - clean, functional, and safe
- Develops a strong contractor base through ongoing recruiting and evaluation of current contractors and vendors
- Seeks value engineered solutions
- Evaluates pricing periodically to determine opportunities for improvement and fair market rates
- Drives vacancy loss down by completing tasks in a timely manner
- Evaluates above budget estimates with other TO managers and determines opportunities for cost savings prior to the AE task being reviewed / completed
- Reviews FCRs and pre-construction pictures to determine if the basis for the chargeback is validated prior to CAA task being reviewed / completed
- Challenges the status quo by identifying opportunities for improvement – continuous improvement and making formal recommendations up-line
- When problems are identified – the response is solution oriented – gathering the facts and deciding on best course of action to address the issue
- Has a holistic understanding of the impacts their working group has on other working groups within the market and attempts to integrate and cross-train to deliver better overall financial results
- Regularly documents processes and procedures to ensure SOPs are updated
- Interacts with municipalities and utility teams to ensure local compliance and address utility issues with Turn homes
- Ensure Turn department maintains adequate contractor base to complete turnover and occupancy goals
- Actively works to expand the vendor network in conjunction with the Service Supervisor to accomplish competitive pricing, expedited service and quality workmanship
- Constantly seeks and presents new methods, products, ideas to the Service Director to decrease turn cost, improve quality and timeliness of MR completions
- Performs duties as instructed by Supervisors
MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS AND ABILITIES)
- Minimum 5 years in trade, residential construction, or apartment maintenance experience
- High school diploma or G.E.D.
- Computer skills required (e-mail, Microsoft Office, internet)
- Extensive knowledge of estimating and bidding processes
- Ability to manage multiple tasks and job sites simultaneously
- Basic skills in trades (electrical, plumbing, carpentry, HVAC, appliance)
- Ability to direct and follow-up on vendors to achieve the desired result
- Ability to lead a team to achieve goals and work collaboratively with team members
- Ability to communicate effectively with other departments / Associates within and outside the organization
- Strong verbal and written communication and problem-solving skills
- Excellent organizational and time-management skills
- Valid driver's license is a requirement

Within market to view properties. Occasionally travels to other markets for meetings, conventions, training.
