Responsibilities:
- Lead, Manage, and be accountable for the staff, operations, and financial performance of your community
- Lead and support leasing efforts to maintain occupancy requirements
- Implement maintenance workflows to be productive and meet standards
- Ensure all members of the team are abiding by Fair Housing standards and all other applicable laws and regulations
- Act as the liaison between the organization and community staff, residents, and vendors
- Physically inspect the property in its entirety for maintenance, cleanliness, and improvements
- Bid and negotiate contracts with vendors/subcontractors in a timely and reliable manner for services at an affordable rate for the community
- Market vacant spaces to attract residents, to include preparing and sharing social media posts, networking with advertising sources, and provide all material requested by the Volunteer Properties' marketing team
- Document communication with prospects and execute leases in the management system, Appfolio.
- Process applicant screenings, complete move-ins/move-outs, renewals, increase rents, ensure all monthly charges are accurate and maintain resident files in Appfolio.
- Maintain a positive, productive relationship with residents to provide an enjoyable living environment while enforcing the terms of the Lease Agreement
- Collect rent and delinquent accounts. Also initiate the eviction process as advised by legal counsel
- Oversee operating expenses to accomplish financial goals and report to the leadership team concerning financial performance
- Provide budget explanations, perform end-of-month close-out, and submit reports to upper management.
- Respond to issues outside of normal work hours when necessary
- Present a professional image and positively represent your community and the Volunteer Properties organization
- Source and build relationships with prospects, residents, and vendors to expand business opportunities
- Continuously update market knowledge to provide the best service to the industry and community
- Work with passion to motivate and inspire your team for growth
- All other projects as assigned

Qualifications Required:
- 1-3 years property management experience
- 1-3 years of property budgeting experience - assisting with the preparation, operating within the set budget, and monitoring budgeted items
- In-depth knowledge of every aspect of property management, to include financials, fair housing laws, landlord/tenant laws and all other rules and regulations
Salary : $34,700 - $43,900
