The Job:
This construction administrator is an integral member of the Warner Bros. Studio Construction Management Team. They will provide Preconstruction and Project Engineering support on a wide variety of Special Projects (renovations, new buildings, screening rooms, editing facilities, sound stages, lot wide utility infrastructure improvements, etc). On a vast majority of Special Projects, Warner Bros. Studios will act as Owner Builder (hiring the design consultants, as well as the subcontractors directly).
The Daily:
- Assist with gathering all of the client’s requirements such as what, when, where, etc. Communicate those requirements to the Consultant Team.
- Assist with conceptual budgeting & scheduling to help set targets for future projects. Monitor the budget during the course of the project. Monitor WB Dept direct labor spend on projects & forecasting to complete.
- Once the project is approved, solicit bids from subcontractors, then prepare the scope of work comparisons for review and approval.
- Once a subcontractor has been selected, work closely with WB Legal/others to get all of the contractual agreements in place. Work with Labor Relations on Union notifications.
- Monitor subcontractors to ensure that all long lead items are being ordered in accordance with the schedule requirements.
- Monitor Design Consultants during the process to ensure they submit a plan check on time.
- Support the field during the course of the project (RFI’s, submittals, shop drawings, change orders, weekly consultant & client meetings)
- Chase, track, and coordinate lien releases. Track permit status. Close out documents: gather as-builts, warranties, other information as required.
- Initiate purchase orders & review payment requests (tie-in cash flow projections).
- Create & update contact information sheets & circulate to Project Team. Ad-hoc duties.
The Essentials:
- Prior internship in project/construction management preferred
- BS in Construction Management or equivalent experience required
- Must be able to work effectively with a variety of personnel and projects
