You will lead, manage and direct operational functions for our multifamily properties, enhance our processes and procedures and vibrantly engage with your teams. This critical role reports to the Vice President, Property Operations.

What you will do:

  • Work to achieve maximum performance based upon monthly and annual goals to increase revenue and other income for your portfolio.
  • Consistently partner with asset management and leadership to keep them informed on community activities, major projects and accomplishments within the portfolio.
  • Review financial statements and account for monthly variances. Implement new strategies when needed to meet community objectives and financial goals.
  • Serve as escalation point for tenant relations issues in accordance with Company guidelines
  • Develop and implement effective outreach marketing strategies and renewal programs to meet and exceed occupancy thresholds
  • Evaluate market conditions, trends and threats with each Community Manager. Regularly monitor portfolio competition.
  • Leverage your talent management expertise to recruit, train and motivate new Community Managers. Oversee, implement, and participate in on-going staff training, coaching, and counseling to drive the very best in staff performance and development.
  • Frequently travel to the properties to ensure Community Managers are in cadence with property objectives and performance as well company mission.
  • Work with the service teams to manage property maintenance programs to ensure prompt responses to maintenance requests, an adequate supply of market ready apartments to meet leasing demand
  • Passionately maintain the highest standards of operational efficiency and customer service.

What you will bring:

  • Bachelor’s degree and a minimum of 8-10 years of property management experience managing a multisite portfolio; or equivalent combination of education and experience.
  • Strong, positive, motivational leadership style in managing multiple teams to success
  • Superior financial acumen; can interpret, make assumptions, create property budgets and macro detail
  • Understanding of maintenance process with the ability to identify and manage capital need bid/execution, develop and manage property specific preventative maintenance plans and identify and manage rehab or capital improvement projects
  • Professional designation (ARM, CAPS, CPM, etc.) strongly preferred
  • Fair Housing Certification is a plus.
  • YARDI experience preferred
