Director of Development

SUMMARY

We are actively seeking an experienced single-family housing professional to join our dynamic team. This pivotal role will touch all aspects of acquisitions, development, and construction processes. Welltower, an S&P 500 company, owns interests in properties concentrated in major, high-growth markets in the United States, Canada and the United Kingdom, consisting of seniors housing, post-acute communities, wellness housing and outpatient medical properties.

KEY RESPONSIBILITIES

• Perform due diligence of prospective direct developments and development partners.
• Review preliminary and final development plans prior to land closing to identify and manage risks and opportunities.
• Verify development partners are managing development process and ensure alignment and plan for success. Escalate and solve challenges throughout the development process, as necessary.
• Support initiative-taking oversite of third party-development projects to support on-time and on-budget completions.
• Oversight of development guidelines for various municipalities, including general plan guidelines, zoning regulations and any other regulations critical to development.
• Review vertical and horizontal construction plans and specs.
• Surveil land development, entitlements and permitting process, taking a hands-on role as situations require.
• Verify and maintain “Know, Track & Report” tools for schedule, budget and housing program.
• Provide standardized and ongoing and accurate reporting of development and construction activity to ensure projects are on time and on or under budget. Promptly solve or escalate challenges to timely and on-budget completion.
• Ability to understand, articulate and support obtaining both revenue and cost related project milestones.
• Assist in comprehending and navigating regulations concerning permits and licenses at local, state, and federal levels.
• Proactively visit, inspect, and problem solve complex issues in the field.
• Organize successful pass off to property and asset management teams.

TRAVEL

Out-of-area and overnight travel is expected. 

MINIMUM REQUIREMENTS

Experience: A minimum of 7 years of relevant experience in single-family housing development or construction.

Education: Bachelor’s degree in relevant field is required. 

Applicants must be able to pass a pre-employment drug screen.
