SUMMARY
Deliver construction management service to tenants to complete project on time and within the approved budget. Secure construction facilitation fees for the Leasing/Construction Department thereby adding to Outpatient Medical’s overall bottom line.
KEY RESPONSIBILITIES
- Assist Tenant with design of space using knowledge of building codes and property owner’s standard building specifications. Arrange any and all appropriate space planning meetings with tenant and interior designer and other activities to meet critical path dates.
- Secure three bids for presentation to tenant. Meet with city/county building and/or plan review officials to resolve conflicts with interpretation of the Building Code in order to secure building permit to meet schedule. Maintain contact with tenant so they are appropriately advised of progress.
- Present bids to the tenant along with a calculation of the associated out of pocket costs based on TI allowance and required fees. Obtain funding from tenant of tenant improvement costs over and above the TI allowance identified in the lease. Secure signed construction agreement from tenant, general contractor and owner.
- Manage the overall draw payment process ensuring all draw requests include the appropriate release of liens and funding is commensurate with actual progress of job.
- Hold construction walkthroughs with tenant and general contractor. Schedule final construction punch list walkthrough and follow up to ensure all items identified on the punch list are completed timely.
- Ensure all releases and liens are secured. Secure three warranty books from the general contractor.
- Obtain tenant sign-off on the tenant acceptance letter. Secure the general contractor’s final release of lien and final affidavit. Release all funds to the general contractor. Secure signed Construction Agreement from tenant, general contractor, and owner.

MINIMUM REQUIREMENTS
Experience: Experience in real estate space planning, construction supervision, construction contracting and estimating required. Construction lien law knowledge required.
Education: Bachelor’s degree required or equivalent real estate and/or construction experience, CFM preferred.
