POSITION SUMMARY: This is a multi-faceted position that is responsible for all post-closing functions, including the detailed file audit for investor and regulatory requirements, meeting TRID/RESPA requirements with completion of the final balanced settlement statement and closing disclosure (CD), loan shipping to investors or partner channels, file upload processing into the company imaging system, managing multiple reports and large volumes of data for appropriate tracking of trailing documents, interacting with 3rd party vendors (title, escrow, attorney offices) to ensure reconciliation of the loan file; obtaining corrections from third party vendors and/or borrowers, working directly with investors on meeting and delivering investor stipulations within immediate deadlines, execute notary services on mortgage legal documents, coordinating all audit/exam requests, assisting on loan bulk sales to secondary market investors and managing and delivering final collateral documents to appropriate custodian. This is a dynamic position requiring the ability to handle several post-closing functions in a fast-paced environment with multiple deadlines. This position also requires the ability to train, manage, and assist within two lending channels; the Wescom Retail operation and the CMD Partner Channel. The partner channel requires on-going support to a variety of partner credit unions, assisting with training, varying service needs, file transfers to multiple partners, on-boarding new partners, reporting and assistance with exam audits. ESSENTIAL POSITION FUNCTIONS: File Post-Closing Review – all institutions Validate and audit final closing package documents according to federal, state, lender, and investor guidelines, laws and regulations. Analyze defects identified in the final closing package and remediate according to documented procedures, utilizing internal and external resources. Assist with all internal/external Quality Control, Audit or Exam requests. Closing Disclosure (CD) / TILA-RESPA Integrated Disclosures (TRID) Reconcile final settlement statements with meeting TRID regulations. Ability to complete lengthy analytical disclosures. Preparing the Final Closing Disclosure (CD) per regulation and disburse within the required timeline. Validate refunds, cures, credits where applicable on funded transactions. Draft checks for refunds. Certify loan file completion and workflow upload for monthly TENA audits. Investor Shipping Audits and prepares the collateral documents such as assignments, note allonges and UCD extracts for shipment to collateral custodian within the allotted time frames. Responsible for packaging & delivering funded loans to investors and uploading a copy to imaging. Verifies that all investor stipulations requested are valid and met to ensure loans are saleable & purchased. Delivers an electronic copy of the audited investor loan file within the required timeframes to the partner credit union. Ability to produce ad-hoc reports or documents when requested by the partner credit union. FHA/MIP Responsible for the payments of FHA MIP’s, VA Funding Fees and Upfront PMI Payments, and insuring loans for FHA/VA. Responsible to complete and clear any stipulations as necessary. Knowledge of the electronic delivery interface for all funded government loans sold to outside investors. Trailing Ability to handle high volume reports. Ability to validate the information in the security instrument and the final title policies Oversee trailing documents for multiple channels. Audit, track and obtain recorded deeds of trust, assignments, and final title policies on all funded loans. Image received trailing document by uploading the document to Workflow within the required timeframes. Performs other duties as may be assigned by management. EDUCATION, EXPERIENCE, SKILLS AND ABILITIES: High school diploma required. Two or more years’ experience in Mortgage Lending and/or equivalent work-related field. Notary Public in and for the State of California desirable. Requires substantial working knowledge of residential real estate lending, including comprehensive working knowledge of documents, funding and escrow practices, shipping and insuring and secondary mortgage markets. General knowledge of the real estate and mortgage banking industries. Must have knowledge and experience with all aspects of loan sales, delivery and insuring operations and the compliance regulations governing same. Excellent written and verbal communication skills. Ability to handle multiple job functions in a high-paced environment with accuracy and while meeting multiple deadlines. Organized, self-starter, innovative and team-oriented. COMPUTER SKILLS: Proficiency in Microsoft Applications (Word, Excel, PowerPoint, Outlook, etc.). Experience with Mortgage Cadence and FICS loan servicing system desirable and/or experience with compatible loan origination and servicing systems Experience with investor sites and softwares. Ability to adapt and learn multiple software applications. MATHEMATICAL SKILLS: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rates, ratios and percentages, and to draw and interpret bar graphs. Ability to operate a financial (business) calculator. Ability to review settlement statement, closing disclosure, funding figures, etc Ability to master and balance with wire funding figures and settlement statement to Closing Disclosure.
