Summary
Under the direction of the Project Manager (or Designee), the Project Engineer is responsible for the organization and management of the flow of information and documentation on a specific construction project in accordance with company policies, procedures and goals by performing their duties personally.
General Responsibilities
- Assist and support the Project Manager and Superintendent to ensure completion of the project on time and on budget
- Organize and manage project documentation work flow to support the project schedule
- Update project team on the status of the project documentation work flow
- Support the Project Manager in promoting healthy relationships with the ownership team and consultants
Project Engineer Responsibilities
- Review and understand the project pre-construction planning and documentation
- Review the executed general contract agreement to become familiar with all contractual terms and obligations between owner and contractor
- Review and fully understand the relationship and obligations between contractor and all project design, engineering and development consultants
- Review all project subcontract agreements and major supplier purchase orders to fully understand and comply with all contractual terms and obligations between contractor and all subcontractors and major suppliers
- Become intimately familiar with all project plans, specifications and project requirements
- Organize all construction plans and specifications, both physically on site and in the project document control software
- Receive and organize all changes to the plans and specifications issued by the architect and consultants, and distribute to the project team, subcontractors and suppliers
- Solicit, receive and organize cost changes from subcontractors and suppliers resulting from changes to the plans and specifications and RFIs
- Review subcontractor and supplier change order requests for legitimacy, detail, accuracy and supporting documentation, demanding all missing information until complete and acceptable
- Assist the Project Manager and Superintendent with the creation of detailed requests for information (RFI) with required supporting documentation utilizing the PM software on the project
- Submit each RFI to the architect (and designated co-reviewers) for review and response
- Pursue and track RFI work flows including submittal to and response from reviewers to distribution to project team, subcontractors and suppliers
- Manage the RFI tracking log in the project PM software and produce updated tracking reports to the project team
- Identify RFIs with potentially critical cost and schedule impacts and alert project team members
- Set up initial submittal schedule at the beginning of the project and review with Project Manager and Superintendent
- Review submittal schedule with architect for completeness and compliance with contract documents
- Collect and organize all required submittal documents and materials from all subcontractors and suppliers
- Create and send all submittal documents and materials to the architect (and designated co-reviewers) for review and approval
- Pursue and track submittal work flows including submittal to and response from reviewers to distribution to project team, subcontractors and suppliers
- Identify submittals with potentially critical schedule impacts and alert project team members
- Assist the Project Manager with the timely and accurate preparation of monthly payment applications to the owner
- Prepare monthly subcontractor payment applications for review by Project Manager and Superintendent
- Send monthly subcontractor payment applications to subcontractors for signature to become back-up to the monthly payment applications to the owner
- Review vendor invoices with Project Manager and Superintendent for approval and cost coding
- Accumulate and organize vendor invoices on a monthly basis for inclusion as back-up to the monthly payment applications to the owner
- Attend and document weekly project team meetings
- Attend and contribute to all project OAC meetings and provide updates of the various tracking documents
- Collect, organize and track all project close-out documentation
Qualifications
- Prior construction administration experience preferred
- High school diploma or equivalent
- College level courses in construction management related curriculum or bachelor’s degree in construction management or business related major preferred
- Some knowledge of the building industry preferred
- OSHA 30-hour and CPR/First-Aid certifications a plus
- LEED credentials a plus
- Valid CA driver’s license is required
- Competency with Microsoft Word, Excel, Outlook, PM Web or other construction project management software
Skills

Work Environment
- Perform job duties in a professional office environment on a construction site where standard office equipment is routinely used
- Regularly traverse project sites, including the interior and exterior of buildings, while under construction
- Periodically travel to company office
- Periodically travel to visit clients, partners, vendors and consultants as required
- Travel to other construction job sites on as-needed basis
- Travel to meetings at off-site locations as required
- The physical demands of this position include sitting, standing, walking, stooping, kneeling, crouching, climbing stairs and ladders, using hands and fingers to operate office equipment, speaking, hearing, seeing, driving a motor vehicle, occasionally lifting and moving up to 25 pounds (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential physical functions)
- Follow all safety requirements related to the performance of assigned duties including the handling and operating of company provided tools, equipment and vehicles
- This is a full-time exempt management position for which occasional evening and weekend work may be required as job duties may demand
Salary : $65,000 - $90,000
