Summary

Under the direction of the Project Manager (or Designee), the Project Engineer is responsible for the organization and management of the flow of information and documentation on a specific construction project in accordance with company policies, procedures and goals by performing their duties personally.

General Responsibilities

  1. Assist and support the Project Manager and Superintendent to ensure completion of the project on time and on budget
  2. Organize and manage project documentation work flow to support the project schedule
  3. Update project team on the status of the project documentation work flow
  4. Support the Project Manager in promoting healthy relationships with the ownership team and consultants

Project Engineer Responsibilities

  1. Review and understand the project pre-construction planning and documentation
  2. Review the executed general contract agreement to become familiar with all contractual terms and obligations between owner and contractor
  3. Review and fully understand the relationship and obligations between contractor and all project design, engineering and development consultants
  4. Review all project subcontract agreements and major supplier purchase orders to fully understand and comply with all contractual terms and obligations between contractor and all subcontractors and major suppliers
  5. Become intimately familiar with all project plans, specifications and project requirements
  6. Organize all construction plans and specifications, both physically on site and in the project document control software
  7. Receive and organize all changes to the plans and specifications issued by the architect and consultants, and distribute to the project team, subcontractors and suppliers
  8. Solicit, receive and organize cost changes from subcontractors and suppliers resulting from changes to the plans and specifications and RFIs
  9. Review subcontractor and supplier change order requests for legitimacy, detail, accuracy and supporting documentation, demanding all missing information until complete and acceptable
  10. Assist the Project Manager and Superintendent with the creation of detailed requests for information (RFI) with required supporting documentation utilizing the PM software on the project
  11. Submit each RFI to the architect (and designated co-reviewers) for review and response
  12. Pursue and track RFI work flows including submittal to and response from reviewers to distribution to project team, subcontractors and suppliers
  13. Manage the RFI tracking log in the project PM software and produce updated tracking reports to the project team
  14. Identify RFIs with potentially critical cost and schedule impacts and alert project team members
  15. Set up initial submittal schedule at the beginning of the project and review with Project Manager and Superintendent
  16. Review submittal schedule with architect for completeness and compliance with contract documents
  17. Collect and organize all required submittal documents and materials from all subcontractors and suppliers
  18. Create and send all submittal documents and materials to the architect (and designated co-reviewers) for review and approval
  19. Pursue and track submittal work flows including submittal to and response from reviewers to distribution to project team, subcontractors and suppliers
  20. Identify submittals with potentially critical schedule impacts and alert project team members
  21. Assist the Project Manager with the timely and accurate preparation of monthly payment applications to the owner
  22. Prepare monthly subcontractor payment applications for review by Project Manager and Superintendent
  23. Send monthly subcontractor payment applications to subcontractors for signature to become back-up to the monthly payment applications to the owner
  24. Review vendor invoices with Project Manager and Superintendent for approval and cost coding
  25. Accumulate and organize vendor invoices on a monthly basis for inclusion as back-up to the monthly payment applications to the owner
  26. Attend and document weekly project team meetings
  27. Attend and contribute to all project OAC meetings and provide updates of the various tracking documents
  28. Collect, organize and track all project close-out documentation
Requirements:

Qualifications

  1. Prior construction administration experience preferred
  2. High school diploma or equivalent
  3. College level courses in construction management related curriculum or bachelor’s degree in construction management or business related major preferred
  4. Some knowledge of the building industry preferred
  5. OSHA 30-hour and CPR/First-Aid certifications a plus
  6. LEED credentials a plus
  7. Valid CA driver’s license is required
  8. Competency with Microsoft Word, Excel, Outlook, PM Web or other construction project management software

Skills

  1. Read, write and communicate fluently in the English language
  2. Understand and perform basic mathematical functions including equations, fractions, percentages, ratios and fundamental geometry, and apply these concepts as necessary to analyze company-wide situations
  3. Understand construction industry terminology
  4. Read and understand construction drawings and details

Work Environment

  1. Perform job duties in a professional office environment on a construction site where standard office equipment is routinely used
  2. Regularly traverse project sites, including the interior and exterior of buildings, while under construction
  3. Periodically travel to company office
  4. Periodically travel to visit clients, partners, vendors and consultants as required
  5. Travel to other construction job sites on as-needed basis
  6. Travel to meetings at off-site locations as required
  7. The physical demands of this position include sitting, standing, walking, stooping, kneeling, crouching, climbing stairs and ladders, using hands and fingers to operate office equipment, speaking, hearing, seeing, driving a motor vehicle, occasionally lifting and moving up to 25 pounds (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential physical functions)
  8. Follow all safety requirements related to the performance of assigned duties including the handling and operating of company provided tools, equipment and vehicles
  9. This is a full-time exempt management position for which occasional evening and weekend work may be required as job duties may demand
